7. Narrative Description:
This property is located in the West Eleventh Street Historic District. Style/Year: 1887-88, Queen Anne
style, one of the best and best preserved residential examples of this type in the city, prominently
placed.
Designer/Builder: Franklin D. Hyde, architect
Physical Description: two-story frame square core with hipped roof, gable roof wings project to the east
(north east corner with rounded outside corner and turret), south, and west. There is a three-story
round tower with turret on the southeast corner. The gable fronts have infilled apexes with modillion
supports below the eaves, decorated bargeboard and modillions, a triple light set in the south wing, a
lunette bisected by a chimney in the east one). There is a raised stone foundation. The ground story is
clad in narrow clapboard, the upper one and gable ends are shingled. Beltcourses trace the lintel and
sill levels on each floor. A broad porte cochere porch covers the south face and links to a rounded
wrap around porch that extends to the south half of the east wing where it terminates in a gable roofed
porch. The stone foundation is carried to the outer edge of this porch. Rear gable roof rear wing with
dormers (shed roof west, gable roof south), jerkinhead dormer on hip roof, rear stairs from attic level.
Irregular plan but rectangular core measures 56x40, wrap-around porch measures 25’ south frontage,
40 east frontage, carport measures 14x20. Southeast inset corner tower measures 10x10 outside
dimensions, 6x26’6” east wing, 11x20 south wing, northwest corner wing roughly 14x14.
Alterations: the 1889 birds eye view shows a contoured shared drive approach to the north of this
house. The 1891 Sanborn indicates that the rear wing and porte cochere post-date that year. Permits
note re-roofings in 1952, 1986, rear porch enclosed 1941, re-sided 1955. Assessor, 1971, reports
20x20 frame garage, apparently demolished.
Landscaping/Setting: corner parcel level with the southern extension of Grove Terrace to the south, but
set well above the northern part, excavated back yard, high stone retaining wall to west. Front stone
retaining wall, southeast corner gate and steps.
8. Narrative Statement of Significance:
Special Significance; Charles T. Hancock house, Hancock was a noted wholesale grocer and was the
first tenant firm in the Bishop’s Block at Main and First streets. The building of this house coincided
with the move of his firm into that edifice. Individually listed, National Register of Historic Places.
Original Owner/Builder: Hancock built his frame house for $7,000 in 1887, and finished it the next year
with a total expenditure of $12,000 (Herald, November 24, 1887; December 23, 1888). The architect’s
project list values the house at $8,000, described as 2.5 stories, frame, 37x50 with slate roof. His
records note that work was “underway [in] 1887.”
Building History: Hancock transferred the property to his wife in 1893 and the couple divorced in
September 1911. Hancock died in December 1912. He was a key member of St. Lukes Methodist
Church, was involved in horse racing and was a notable Republican county and state party leader,
