7. Narrative Description:
This property is located in the Jackson Park Historic District. Style/Year: pre-1872, Second Empire
(concave mansard roof form, originally had a centered square belvedere)
Designer/Builder: W. H. Peabody, builder (born Syracuse, NY 1823, came to Dubuque 1856
Physical Description: two-story square brick core plan (38x36) with subordinated two-story centered
rear brick wing (30x22, 1976 side frame addition to south, 30x15). Symmetrical fenestration, 4/4 lights,
rounded stone lintels with a cap edging, stone stills, stone foundation and likely a water table. Plain
cornice, rounded attic dormers.
Alterations: this house has been considerably stripped of its stylistic grandeur, originally a diminutive
example of its style, the belvedere, bracketed cornice, full-width front porch with delicate trim work and
most of the end wall chimneys are long gone. A masonry porch (6x10) surround has replaced the
original porch. The brickwork has been painted. Windows replaced. Classical type side porch (north)
c.1910. Permits note remodel brick dwelling into two-room school building 1940 ($2,800), brick
veneered frame addition-office building 1976 ($5,500), interior/exterior repairs to office building 1983
($4,000), handicap ramp, cut in door, 1994, re-roofed 1996.
Landscaping/Setting: lot level drops to the east, low-level stone retaining wall and metal railing. Fronts
west.
8. Narrative Statement of Significance:
Special Significance; Harry Laurey House, a lawyer, original builder, D. N. Cooley House, Clara
Aldridge Cooley (second wife) organized the Dubuque Womens Club here in 1876.
Original Owner/Builder: pictured in 1872 birds eye.
Building History: D. N. Cooley ?-1892), president First National Bank purchased the house in 1870 from
Lourey, and owned and occupied it through 1926. He spent $1,200 on an addition, 22x32, in 1871
(Tribune, December 20, 1871), and another $1,500 in improvements and “buildings” here in 1879
(Herald, January 1, 1880) and $1,800 in 1886 (steam heat and other improvements) (Herald, January
1, 1887). Pictured in Souvenir Gems, 1897 as Mrs. D. N. Cooley House. J. J. Nagle briefly owned it
and sold it to J. W. Trudell in 1926.

William W. Corriell owned the two blocks between 13 and 15 streets to the east of Locust as of 1840.
W. H. Peabody was an active local builder until his retirement in 1874 and occupied a frame house to
the north (?) adjacent to the Cooley House. Peabody bought his land from S. P. Adams who bought it
from Corriell, in 1859 and transferred it to St. John’s Episcopal Church for use as a rectory. The Cooley
lot was sold first to Dr. John F. Finley in 1856, and to John H. ___ in 1859 (rest of article missing, no
citation).
M. and T. F. Greenwalt Chiropractic Clinic owns and occupies c.1971-77+ with four apartments.
