7. Narrative Description:
This property is located in the Cathedral Jackson Park Historic District. Style/Year: 1869, two-story
brick sidewall Italianate/vernacular duplex plan.
Physical Description: broad rectangular plan with raised stone foundation, symmetrical fenestration,
grouped and centered double entries, double brick rowlock rounded window arches and stone sills,
bracketed cornice. There is a full-width hip roof front porch with a gable roof entry dormer at the center.
Paired and centered rear two-story brick wings step back twice and have side entrances at each step
back.
Alterations: no porch was present as of 1891. Permits (1590) note re-roofing in 1954, 1984 (part, slate
removal), 1996, two car tile garage 1935, porch repair 1979, same for 1592, re-roofings 1954, 1956,
1984, roof repair 1938, built in gutters removed 1996.
Landscaping/Setting: corner parcel drops to the east, duplex is advanced to sidewalk and fronts west.
8. Narrative Statement of Significance:
Special Significance; D. N. Cooley, developer. Grannis says built for Edward C. Peaslee.
Original Owner/Builder: Cooley erected two “brick tenements,” 44x56 with a two-story 24x16 rear wing,
at the cost of $8,000 (Herald, December 16, 1869). The duplex is visible in the 1872 birds eye
overview.
A second candidate is J. G. Peterson who built two double brick tenements on the corner of Locust and

17 Street, each 36x29 with wings 16x22, two stories, costing $6,000 (ibid).

A third candidate is William S. Molo, corner 16 and Locust, whose house was designed by architect
Ferd Heer Sr. (Telegraph-Herald, April 23, 1933).
Building History: The Jackson Park Walking Tour dates the house to 1870 but gives no first owner.
Edward C. Peaslee was a partner of the Peaslee Brewery and Ale Company, secretary/ treasurer of the
Linwood Cemetery Association for ten years, and an early resident here. Dr. Carrie Rivers, a dentist,
lived here through the 1920s-30s. John Tredway, treasurer of the Andrew Tredway Hardware Co. was
a resident, as was John Morrison, a Civil War veteran and partner with A. Y. McDonald. Isaac
Chamberlain and then his son Donald ran an insurance business here through the 1960s. Residents
as of 1899 were A. W. Sears and J. McKnight. Isaac Chamberlain was here by 1918-21 as was
Edward Peaslee.
A third builder candidate is Sears & [A. H.] Peaslee, who built the following additions possibly to this
building:
