7. Narrative Description:
This property is located in the Jackson Park Historic District. StyleNear: pre-1891, Queen Anne brick
duplex with recessed entry, side wing entrances. This is an exceptional design and is very well
preserved.
Physical Description: two-story brick rectangular plan with matching centered side wings, unusual hip
roof, faux front side wings created by use of a recessed centered entryway on the fayade and the
provision of two projecting gable roof dormers on the outer front corners, symmetrical fenestration,
centered shed roof front dormer set between the dormers, raised stone foundation and water table
(basement windows utilize latter as stone lintel), brick belt courses combine with stone sills on both
levels, twin parallel brick belt courses mark the ground level spring stone point. An unusual feature is
the absence of visible upper level lintels. On the ground floor cast stone hoods (not matched
elsewhere) are slightly rounded with upper sills (these have curled ends), rounded pediments
(removed), and attached spring stones. On the second floor a shingled frieze covers the apparent
straight window arches (these are very unusual for this period). The brickwork on the upper halves of
this same level are corbelled out and are denticulated, forming pavilion effects below each of the
dormers. The dormer fronts have multi-paned large lunette windows, decorative bargeboard, shingled
infilled apexes, and shingled gable fronts. The porch with its gambrel roof has a shingled filled in apex
and original square posts and trim work.
Alterations: virtually intact save for the loss of lintel pediments. Permits note re-roofing in 1946, 1995
(both 265), 1969, 1995 (part) (267). Single family converted to two-family dwelling (265) 1941 ($150),
replace porch deck, joists and ceiling (265) 1987, erect small one-story building (267) 1931 ($100),
erect lean to frame garage (267) 1931, repair wood gables (267) 1986.
Landscaping/Setting: level parcel, building fronts south. Cast iron fence.
8. Narrative Statement of Significance:
Building History: demo permit for 265 West 17th, no date. Permit for 267 West 17tk for single story
building, $100 and garage $50,1931.
The Jackson Park Walking Tour places James Cushing at 265 prior to his building 175 W. 17th. Henry
Rose, who was associated with the James Levi Store, also lived at 265. No sewer data found.
