The application, staff report and related materials are attached for your review. Discussion The applicant spoke in favor of the request, reviewing the location of the property, the topography of the site, and that Linwood Cemetery has no plans to utilize the area to be sold to Mount Calvary Cemetery. The property, Lot 1 will be used by Mount Calvary for a cemetery. Staff reviewed the staff report, noting that the Plat of Survey is being reviewed by the Zoning Advisory Commission and City Council as Lot 1 does not have lot frontage on a public or private street. Staff noted the Plat is in all other respects compliant with the Unified Development Code. There were no public comments. The Zoning Advisory Commission discussed the request, and found it to be appropriate. Recommendation By a vote of 5 to 0, the Zoning Advisory Commission recommends that the City Council approve the request, subject to waiving lot frontage for Lot 1. A simple majority vote is needed for the City Council to approve the request. The subject Plat is intended to facilitate the sale of Lot 1 to Mount Calvary Cemetery. DISCUSSION The submitted Plat of Survey of Linwood Place is being reviewed by the Zoning Advisory Commission as Lot 1 will not have frontage on a public or private street. Lot 1 will be sold to Mount Calvary Cemetery and be used for burial plots. Access to the property will be provided by the private driveways of Mount Calvary Cemetery. Planning staff has no objection to approval of the submitted Plat of Survey and the waiving of frontage for Lot 1 as it will not adversely impact surrounding property, and is consistent with the existing use of the property.
