Dear Mayor and City Council Members:
The City of Dubuque Zoning Advisory Commission has reviewed the above-cited request.
The application, staff report and related materials are attached for your review.
Discussion
The applicant spoke in favor of the request and explained the plat is to split farmland up so
the three brothers can buy portions of the farm. He said the property is in the City of
Dubuque's two-mile extraterritorial jurisdiction for subdivision review.
Staff reviewed the staff report, noting the Plat of Survey subdivides three forty-acre tracts
located in the county into five irregular parcels. Staff explained all lots have the required
amount of frontage on an improved roadway (Schueller Heights Road) and exceed the
minimum required lot area.
There were no public comments.
The Zoning Advisory Commission discussed the request, and felt it was appropriate.
Recommendation
By a vote of 7 to 0, the Zoning Advisory Commission recommends that the City Council
approve the request.
A simple majority vote is needed for the City Council to approve the request.

RE: Plat of Survey of Decker Acres
INTRODUCTION
The submitted Plat of Survey subdivides three forty-acre tracts into five irregular parcels
totaling 115 acres. The property is located in Dubuque County within the City's 2-mile
jurisdiction and is being reviewed jointly by the City of Dubuque and Dubuque County.
Current zoning of the subject parcels is bisected by Schueller Heights Road with County
R-1 to the south and County R-2 to the north.
DISCUSSION
The plat as proposed, will result in five irregular lots with two of them being Lot 1 of Decker
Acres and Lot 2 of Decker Acres. All lots have the required amount of frontage and exceed
the minimum required lot area as required. The submitted Plat of Survey complies with
the City of Dubuque's subdivision regulations contained in the Unified Development Code.
The subdivision is intended to transfer ownership to settle the Callista M. Decker Estate.
RECOMMENDATION
Planning staff recommends the Zoning Advisory Commission review the Plat of Survey
of Decker Acres and make a recommendation to the City Council.

A RESOLUTION APPROVING THE PLAT OF SURVEY OF DECKER ACRES IN
DUBUQUE COUNTY, IOWA
Whereas, there has been filed with the City Clerk a Final Plat of Survey of Decker
Acres in Dubuque County, Iowa that is within the City's 2-mile extraterritorial jurisdiction;
and
Whereas, said Plat of Survey has been examined by the Zoning Advisory
Commission and its approval has been endorsed thereon; and
Whereas, said Plat of Survey has been examined by the City Council and they find
that it conforms to the statues and ordinances relating thereto.
NOW THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF
DUBUQUE, IOWA THAT:
Section 1. The Plat of Survey of Decker Acres in Dubuque County, Iowa is hereby
approved, and the Mayor and City Clerk are hereby authorized and directed to endorse
the approval of the City of Dubuque, Iowa upon said Plat of Survey.
