Mr. John Gronen
GRONEN ADAPTIVE REUSE
1766 Plymouth Ct.
Dubuque, IA 52003
Dear Mr. Gronen:
The Histodc Preservation Commission would like to reiterate our continued support
for your applications for Iow-income housing tax credits as well as federal and state
historic tax credits for your rehabilitation project at 1071 and 1091 N. Main, along with
the building at 248 W. 11t~ Street in Dubuque. We hope you will sharo this letter with
the State Histodc Preservation Office and the Iowa Finance Authority in order for
them to see how important this project is for Dubuque's downtown.
The project represents the sort of development that Dubuque needs - sensitive
rehabilitation and rouse of downtown historic buildings with a focus on providing safe,
quality housing supported by thriving commercial spaces below. These buildings
have all suffered fi*om a long-term lack of investment, like many of the historic
buildings in this aroa. The Historic Preservation Commission is in full support of the
adaptive rouse of these structures, which were recently identified as contributing to a
potential National Register Historic District. We're confident that the commitment to
rehab these slructures will spur additional investment in the Upper Main aroa of
Downtown Dubuque.
The rehabilitation of these structures will meet the City of Dubuque's goals for:
revitalization of downtown, investment in the Upper Main area, preservation of
historic and architectural resources, and creation of affordable housing downtown.
The approval of tax credits for these properties will make these buildings viable for
affordable housing in Downtown Dubuque.
Sincerely,
Christopher J. Wand, Chairperson
Historic Preservation Commission
