Steger, Housing and Community Development Director SUBJECT: 3000 Jackson, Dubuque Brewing and Malting Building Update DATE: February 27, 2024 INTRODUCTION This memorandum provides a status update on the Dubuque Brewing and Malting project at 3000 Jackson Street. BACKGROUND February 19, 2024 staff presented a memo to update the City Council providing the following information: The chute to remove the asbestos material has been constructed and materials are being removed this week. Zinser, the construction company hired by the owner, has submitted the following timeline: - Mobilize and setup equipment March 11 — March 15 - Demolition of building — March 18 — April 5th - Cleanup of site April 8 — April 12 The owner has requested that the building be demolished above the third floor and then the remainder would be demolished with the intent to salvage and recycle usable building materials. City staff are only recommending this option if the entire demolition scope of work is included, with no break in work until the entire building is demolished. DISCUSSION Most of the asbestos removal work has been completed and the chute constructed to aid in the removal has been removed. There is some asbestos that is not safe to remove from the inside. The removal of this remaining asbestos will be completed by Zinser, with the proper lift equipment, prior to the demolition starting. The sewer was scoped Tuesday February 20, 2024. The Alliant service change application with a plan for a new disconnect was submitted to Alliant Monday February 26, 2024, after a plan for service line changes to continue service to Prairie Farms was completed by the owner. Wednesday February 28t", the Fire Department will complete a site visit for their sign off on the demolition permit application. The owner is also exploring recycling options for the building materials and has asked a local contractor to evaluate and provide a proposal for the salvage of those materials.
