Maintenance guarantees for said Phase 1 public improvements shall be provided by the owners, Switch Homes, LLC, for a period of two (2) years from the date of acceptance by City Council. As a condition of subdivision plat approval through Resolution No. 132-24, the developer of The Farm Subdivision was required to install certain public improvements including street paving with curb, curb underdrain, sanitary sewer main, water main, storm sewers and catch basins, street lighting, Northwest Arterial recreational trail, Northwest Arterial right turn lane, and accessible sidewalk ramps and to dedicate said improvements to the City upon completion. The Farm Subdivision Phase 1 public improvements are as shown on the attached exhibit. On January 8, 2025, the developer requested the City's acceptance of the public improvements in Phase 1 of The Farm Subdivision. Upon inspection by the City, it has been determined that the public improvements required by Resolution 132-24 have been completed in accordance with plans approved by the City Council and in conformance with City specifications. BACKGROUND As a condition of subdivision plat approval through Resolution No. 132-24, the developer of The Farm Subdivision was required to install certain public improvements including street paving with curb, curb underdrain, sanitary sewer main, water main, storm sewers and catch basins, street lighting, Northwest Arterial recreational trail, Northwest Arterial right turn lane, and accessible sidewalk ramps and to dedicate said improvements to the City upon completion. The Farm Subdivision Phase 1 public improvements are as shown on the attached exhibit. DISCUSSION The Subdivision Ordinance requires that upon completion of all the required public improvements, the subdivider shall notify the City in writing of the completion of the improvements, requesting that the City either approve or reject the acceptance of the improvements, together with a statement of reasons for any rejection. On January 8, 2025, the developer requested the City's acceptance of the public improvements in Phase 1 of The Farm Subdivision. Upon inspection by the City, it has been determined that the public improvements required by Resolution 132-24 have been completed in accordance with plans approved by the City Council and in conformance with City specifications. RECOMMENDATION I would therefore recommend that the City Council accept the public improvements in Phase 1 of the Farm Subdivision as described above. Maintenance guarantees for said Phase 1 public improvements shall be provided by the owners, Switch Homes, LLC, for a period of two (2) years from the date of acceptance by City Council.
