Five Flags Theater Renovation Project
Leisure Services Manager Gil Spence is recommending acceptance of the Five Flags
Theater Renovation Project, as completed by Klauer Construction Company, in the final
contract amount of $750,283.36.
I concur with the recommendation and respectfully request Mayor and City Council
approval.

SUBJECT: Five Flags Theater Renovation Project
INTRODUCTION
The purpose of this memorandum is to recommend that the City Council accept the Five
Flags Theater Renovation Project.
DISCUSSION
The Five Flags Theater Renovation Project has been completed by Klauer Construction
Company in the final contract amount of $750,283.36. A summary of the project costs is
as follows:

When the bid was awarded, the bid was $193,391 over budget. Savings from replace
portable staging ($1 t 0,528) and replace permanent seating ($101,224) were used to offset
the overrun and leave $17,821 for a contingency fund. The two change orders total
$50,333.36, $32,512.36 over the contingency amount. We have had $25,200 in further
savings from the replace permanent seating project and I hope the remaining $7,312.36
can be saved from other Civic Center projects.
The two large items on the change orders were revising the seating and center stair in the
balcony ($12,130) and additional plaster repair ($17,980). All other change order items
were less than $3,000, but there were several of them, as you would expect in a project
like this.

ACTION STEP
The action requested is that the City Council adopt the attached resolutions accepting the
improvement and setting the final cost.

RESOLUTION NO. 482-01
ACCEPTING IMPROVEMENT
WHEREAS, the contract for the FIVE FLAGS THEATER RENOVATION PROJECT
has been completed and the City Manager has examined the work and filed his certificate
stating that the same has been completed according to the terms of the contract, plans and
specifications and recommends its acceptance.
NOW, THEREFORE, BE IT RESOLVED, by the City Council of the City of
Dubuque, Iowa, that the recommendation of the City Manager be approved and that said
improvement be and the same is hereby accepted.
BE IT FURTHER RESOLVED that the City Treasurer be and he is hereby directed
to pay to the contractor from the General Fund in amount equal to the amount of his
contract, less any retained percentage provided for therein.

RESOLUTION NO. 483-01
FINAL ESTIMATE
WHEREAS, the contract for the FIVE FLAGS THEATER RENOVATION PROJECT
has been completed and the Engineer has submitted his final estimate showing the cost
thereof including the cost of estimates, notices and inspection and all miscellaneous costs;
NOW, THEREFORE, BE IT RESOLVED, by the City Council of the City of
Dubuque, Iowa:
Section 1. That the cost of said improvement is hereby determined to be
$750,283.36, and the said amount shall be paid from the General Fund of the City of
Dubuque, Iowa.
