7. Narrative Description:
This single-story gable front frame cottage is the oldest surviving Elm Street residence on this end of
the street. It pre-dates 1891 and appears then with its south bay and elongated south side side porch
to the west of that bay. There was a rear wing and a attached stable. The present footprint differs
slightly from that of the Sanborn maps. The south bay is a broader wall projection and there is a north
bay, and no side porch. Otherwise the rear elements agree. The ell-shaped core is 45 feet deep and
16 feet wide at the front. The south projection is three-and-a-half feet wide and 11 feet long. The
south wall to the west of the bumpout is 34 feet long and the rear wall is 13.5 feet wide. An enclosed
hip roof front porch is 14 feet wide and six feet deep. A rear wing is 18 feet long by 10 feet in width
and was present by 1909. The north side bay window is nine feet long and one-and-a-half feet deep.
A concrete block garage to the north was present by 1934. An external brick chimney is located
immediately west of the north bay. The present garage has a gable roof and is sided, so is not likely
concrete block.

Plat of Lot 103, August 1, 1941 (Property Abstract)
The Van Halteran family owned both of the houses or properties by 1884. Luella A. Sear owned it by
August 8, 1941 and she apparently envisioned building a garage to the north of the house. The 1950
Sanborn Map does show this garage, but it was placed further east on the parcel than shown above.
Curiously this building outline fails to show a bay on the house's north wall. The frame garage, with
jerkinhead roof, survives to the north of 2263 Elm Street.

8. Narrative Statement of Significance:
The house pre-dates 1891 and appears then as it stands today. The plat map shown hints at the
complexity of the parcel history, which consists of six pieces. Two dates are of particular interest. In
August 1885, owner Albert Van Halten provided a 25-feet wide right-of-way for the Chicago &
Northwestern Railroad. In 1899 Elm Street was extended north to Sanford/East 24th Street and owners
including Anderw Bitter were instructed to move any buildings that were in the way. The Van Halten
family owned all of Lot 103 and sold same to Bitter August in March and November of 1890. Of
particular interest is a $600 mortgage that Albert Van Halten took on when he bought the property on
April 17, 1882. Did this funding source pay to build this cottage?
Complicating things is the complete absence of directory listings for this address. Perhaps a
Washington Street number was used? Amazingly perhaps, this building entry is found for 1886
(Herald, May 9, 1886), an $800 frame dwelling built by William Vanhautern, addressed as 2144
Washington Street.
