In July of 2013, the City purchased the property at the northwest corner of Curtis Street
and Bryant Street from the State of Iowa. The property was planned to be re-platted
into two lots. The first lot created would be a residential lot next to 1271 Curtis Street.
This lot would be marketed and sold by the City as a buildable residential lot. The
second lot created would include the bluff area adjacent to Bryant Street and Dodge
Street. This area includes many trees and would be retained by the City as a green
space buffer.
City Engineer Gus Psihoyos recommends City Council approval of the Plat of Survey of
Lot 1 and Lot 2 of Bonson and Stewart Place in the City of Dubuque.
I concur with the recommendation and respectfully request Mayor and City Council
approval.

INTRODUCTION
This memorandum is a request for approval of the Plat of Survey for Lot 1 and 2 of
Bonson and Stewart Place in the City of Dubuque in order to create two new city lots at
the cul-de-sac at the east end of Curtis Street.
BACKGROUND
In July of 2013, the City purchased the property at the northwest corner of Curtis Street
and Bryant Street from the State of Iowa. The property was planned to be re-platted
into two lots. The first lot created would be a residential lot next to 1271 Curtis Street.
This lot would be marketed and sold by the city as a buildable residential lot. The
second lot created would include the bluff area adjacent to Bryant Street and Dodge
Street. This area includes many trees and would be retained by the city as a green
space buffer.
DISCUSSION
The City of Dubuque Engineering Department has prepared a plat dividing the existing
lots (Lot E, F, G and H of Bonson and Stewart's Sub.) creating Lot 1 and 2 of Bonson
and Stewart Place in the City of Dubuque, Dubuque County, Iowa. As proposed by
staff, Lot 1 would be marketed and sold by the city as a buildable residential lot and Lot
2 would be retained by the city as a greens pace buffer.
RECOMMENDATION
It is recommended that the Plat of Survey of Lot land Lot 2 of Bonson and Stewart
Place in the City of Dubuque be approved and signed by the Mayor to create two new
lots for the purposes described above.
ACTION TO BE TAKEN
The recommendation of the City Manager should be approved for the Plat of Survey of
Lot 1 and Lot 2 of Bonson and Stewart's Place through the adoption of the enclosed

RESOLUTION APPROVING PLAT OF SURVEY OF LOT 1 AND 2 OF BONSON AND
STEWART PLACE IN THE CITY OF DUBUQUE, DUBUQUE COUNTY, IOWA
Whereas, there has been presented to the City Council of the City of Dubuque,
Iowa, a plat dated the 29th day of April, 2015, prepared by The City of Dubuque, re -
platting Lots E, F, G and H of Bonson and Stewart's Subdivision, to be hereinafter
known as Lot 1 and 2 of Bonson and Stewart Place in the City of Dubuque, Dubuque
County, Iowa; and
Whereas, said plat conforms to the laws and statutes pertaining thereto.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY
OF DUBUQUE, IOWA:
Section 1. That the plat dated the 29th day of April, 2015, prepared by The City
of Dubuque relative to the real estate hereinabove described be and the same is hereby
approved, and the Mayor and City Clerk be and they are hereby authorized and directed
to execute said plat for and on behalf of the City of Dubuque, Iowa.
Section 2. That the City Clerk be and is hereby authorized and directed to file
said plat and certified copy of this resolution in the office of the Recorder in and for
Dubuque County, Iowa.
