SUBJECT: Acceptance of Bridge Improvements in Timber-Hyrst Estates
(Phase I)
DATE: April 14, 2008
INTRODUCTION
The enclosed material provides for City Council acceptance of the bridge
improvements on Creek Wood Drive over Catfish Creek which the developer,
North Cascade Road Developers, LLC (NCR Developers), has recently
completed in Timber-Hyrst Estates.
BACKGROUND
As a condition of subdivision plat approval through Resolution No. 167-06, the
developer of Timber-Hyrst Estates was required to install certain improvements
including street paving with curb, sanitary sewer main, watermain, storm sewers
and catch basins, boulevard street lighting, and a 156'6" by 30' continuous
concrete slab bridge on Creek Wood Drive over Catfish Creek and to dedicate
these improvements to the City upon completion.
DISCUSSION
The Subdivision Ordinance requires that upon completion of all the required
public improvements, the subdivider shall notify the City in writing of the
completion of the improvements, requesting that the City either approve or reject
the acceptance of the improvements, together with a statement of reasons for
any rejection. Since the final lift of asphalt has not been placed on the street,
only the bridge is being accepted at this time.
On August 6, 2006, NCR Developers requested City's acceptance of the
improvements in Timber-Hyrst Estates. Upon inspection on September 26,
2006, by IIW Engineers & Surveyors, PC for the City, it has been determined that
the 156'6" by 30' continuous concrete slab bridge required by Resolution 167-06
has been completed in accordance with plans approved by the City Council and
in conformance with City specifications. Other improvements in Timber-Hyrst
Estates will be recommended for acceptance when they have been completed
and inspected by City Engineering.
RECOMMENDATION
I would, therefore, recommend that the City Council accept the bridge
improvements. Maintenance of said public improvements shall be the
responsibility of the owner, NCR Developers, for a period of two (2) years from
the date of the final inspection of the bridge on September 26, 2006.
ACTION TO BE TAKEN
The City Council is requested to adopt the attached resolution accepting the
bridge improvements on Creek Wood Drive over Catfish Creek in Timber-Hyrst
Estates.
Prepared by Ronald Turner, PLS
RESOLUTION NO. 118-08

has examined the work and has filed a certificate stating that the same has been
completed in accordance with the plans approved by the City Council and in
