Van Milligen, City Manager ..-~,'~ - FROM: Steven Sampson Brown, Project Manager s~ SUBJECT: Kephart Building Improvement Project (CIP 3601976) DATE: May 13, 2008 INTRODUCTION The purpose of this memorandum is Request For Proposal (RFP) to see architectural design and construction Building Improvement Project. to request authorization to distribute a k qualified firms interested in providing administration services for the Kephart BACKGROUND The Kephart Building is a two-story building with approximately 6,200 square feet on the first floor and approximately 2,800 square feet on the second floor. The building also has a shallow (ceiling height of 6 feet), unfinished basement that is only suitable for the building's utility services. The estimated cost of the project is as follows: Architectural Design & Construction Administration $ 57,625 Building Purchase 185,000 Base Construction Costs 384,204 10% Contingency 38,400 Total Estimated Cost $665,229 It is anticipated that the timeframe for the architectural design contract will be two months following the signing of a professional services contract, with bidding and construction work to be completed in approximately five months. The selected consultant will be expected to complete the scope of work within the specified timeframe, under the general direction and coordination of the City's Engineering Department as authorized by the City Council.
