Dear Mayor and City Council Members:
The City of Dubuque Zoning Advisory Commission has reviewed the above-cited
request. The application, staff report and related materials are attached for your review.
Discussion
The applicant spoke in favor of the request, reviewing the plat of survey that would
consolidate two lots into one.
Staff reviewed the submitted plat of survey, which represents a lot consolidation that is
compliant regarding lot frontage and area.
The Zoning Advisory Commission discussed the request, and felt it was appropriate.
Recommendation
By a vote of 5 to 0, the Zoning Advisory Commission recommends that the City Council
approve the request.
A simple-majority vote is needed for the City Council to approve the request.

SUBJECT: Plat of Survey of Lot 1 of Park View No. 3
INTRODUCTION
The plat of survey of Lot 1 of Park View No. 3 consolidates two parcels into one.
DISCUSSION
The submitted plat of survey of Lot 1 of Park View No. 3 consolidates two lots -Lot 12
of Park View and Lot 2 of Park View No. 2 into a single lot. The Zoning Advisory
Commission reviewed the previous plat that created Lot 2 of Park View No. 2 which was
a substandard because of lack of lot area and frontage. The submitted plat of survey
now consolidates Lot 2 of Park View No. 2 with the existing parcel owned by the
applicant, and now has sufficient lot area and lot frontage.
RECOMMENDATION
Planning staff recommends that the plat of survey of Lot 1 of Park View No. 3 be
approved as it is in substantial compliance with the City of Dubuque Subdivision
Regulations.

RESOLUTION NO. 214-08
A RESOLUTION APPROVING THE PLAT OF SURVEY OF LOT 1 OF PARK VIEW
NO. 3 IN THE CITY OF DUBUQUE, IOWA.
Whereas, there has been filed with the City Clerk a Plat of Survey of Lot 1 of Park
View No. 3 in the City of Dubuque, Iowa; and;
Whereas, the Plat of Survey has been examined by the Zoning Advisory
Commission and had its approval endorsed thereon; and
Whereas, said Plat of Survey has been examined by the City Council and they
find that it conforms to the statutes and ordinances relating to it.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY
OF DUBUQUE, IOWA:
Section 1. That the Plat of Survey of Lot 1 of Park View No. 3 is hereby approved
and the Mayor and City Clerk are hereby authorized and directed to endorse the
approval of the City of Dubuque, Iowa, upon said final plat.
Passed, approved and adopted this 7th day of July 2008.
