Whv sidewalks on only one side? The council iust insisted that there be sidewalks on both sides of the street - includinca the Villa street property - iust a couple of meetings ago. Citizens deserve sidewalks. The developer has proposed the installation of sidewalks on one side only. Staff will be recommending sidewalks on both sides of the streets, consistent with the City's Comprehensive Plan and Subdivision Regulations. 2. Whv only one entrance/exit? Another entrance/exit would increase safety (emergency vehicles) and relieve some of the traffic pressure on that intersection. Another access is not needed. The size of the development and the length of the proposed streets in the development meet City Planning, Engineering, and Fire Department standards for a single access. 3. Which proposed "preen design" techniques are actually be approved for use by the city? These techniques are being considered case-by case and as pilot projects. For example, the new parking lots at City Hall and Durrant's headquarters incorporate "green design" techniques. Sustainable design techniques also are being evaluated in several venues. The City co- sponsored aLow Impact Development Conference in March. The conservation subdivision design task force presented you with recommendations in July. SDAT committees will begin meeting to review sustainable design recommendations in the SDAT report you sent to the City Council in July. JEO Consulting is working with City staff on sustainable design standards for the Unified Development Code (UDC). These questions are related to the development of the site, which is handled through site plan or subdivision review. The development aspects of access, site layout, etc. are not required for nor typically submitted with a rezoning request. A rezoning request generally is a land use question, not a land development question. The preliminary plat of the subject property is being reviewed by City staff.
