The City of Dubuque Zoning Advisory Commission has reviewed the above-cited
request. The application, staff report and related materials are attached for your
review.
Discussion
The applicant spoke in favor of the request, noting that the request is to replat three
lots with houses on them.
Staff reviewed the staff report, noting that the three new lots will meet minimum lot
frontage and area requirements for both the City and the County.
There were no public comments.
The Zoning Advisory Commission discussed the request, noting that the final plat is in
compliance with City and County Subdivision Regulations.
Recommendation
The Zoning Advisory Commission recommends that the City Council approve the
request.
A simple majority vote is needed for the City Council to approve the request.

Final Plat - Vista Heights 2nd Addition, Dubuque County
INTRODUCTION
The submitted plat of Vista Heights 2nd Addition is located in Dubuque County along
North Cascade Road. Three existing lots, with houses on each lot, are being replatted
as part of the settlement of an estate. The subject property is within two miles of the
City of Dubuque, and hence the plat must be jointly reviewed by both the County and
the City of Dubuque.
DISCUSSION
The submitted plat of Vista Heights 2nd Addition resubdivides three lots along North
Cascade Road into three new lots. Each lot has an existing single-family home on it.
The major change is that Lots 1 and 3 are being ~ncreased in size while Lot 2 is being
decreased. All three lots still meet minimum lot frontage and area requirements for both
Dubuque County and City of Dubuque Subdivision Regulations.
RECOMMENDATION
Planning staff recommends that the submitted plat of Vista Heights 2nd Addition be
approved as it is in substantial compliance with the City of Dubuque Subdivision
Regulations.

RESOLUTION NO. 304-02
RESOLUTION APPROVING THE FINAL PLAT OF VISTA HEIGHTS 2ND
ADDITION IN DUBUQUE COUNTY, IOWA
Whereas, there has been filed with the City Clerk's Office a final plat of Vista
Heights 2nd Addition in Dubuque County, Iowa; and
Whereas, said plat has been examined by the Zoning Advisory Commission and
had its approval endorsed thereon; and
Whereas, said plat has been examined by the City Council and they find that it
conforms to the statutes and ordinances relating thereto.
NOW THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY
OF DUBUQUE, IOWA:
Section 1. That the final plat of Vista Heights 2nd Addition is hereby approved
and the Mayor and City Clerk are hereby authorized and directed to endorse the
approval of the City of Dubuque, Iowa upon said plat.
Section 2. That the City Council hereby waives Article IV, Design and
Improvement Standards of the Subdivision Regulations, except Section 42-19, Lots and
Blocks.
