Dear Mayor and City Council Members:
The City of Dubuque Zoning Advisory Commission has reviewed the above-cited
request. The memorandum and related materials are attached for your review.
Discussion
The applicant spoke in favor of the request noting that the submitted plat will help
facilitate extension of the Hedtage Trail.
Staff reviewed the plat, stating the Commission is being asked to waive lot frontage for
Lot 1, which has 24.52 feet of frontage, where 50 feet is required.
The Zoning Advisory Commission discussed the request, noting that waiving of
approximately half the required lot frontage will not adversely impact adjacent
property.
Recommendation
By a vote of 7-0, the Zoning Advisory Commission recommends that the City Council
approve the request.
A simple majority vote is needed for the City Council to approve the request.

INTRODUCTION
The submitted Final Plat of the Great Western Subdivision No. 4 is located along Peru
Road immediately north of Flexsteel Industries property. The submitted final plat
provides for the extension of the Heritage Trail to the north.
DISCUSSION
The submitted final plat splits an existing parcel into two lots providing for the
continuation of the Heritage Trail to the north beyond Peru Road. The subject property
lies behind Flexsteel Industries facilities located at the corner of Peru Road and Jackson
Street. The Zoning Advisory Commission is being requested to waive the lot frontage
requirements for Lot 1 as it only has 24.52 feet of frontage, where 50-foot of lot frontage
is required. Lot 1 will be retained by Flexsteel Industries and thus, staff does not
anticipate any adverse impacts to surrounding property if the frontage requirement for
Lot 1 is waived.
RECOMMENDATION
Planning staff recommends that the Zoning Advisory Commission approve the
submitted final plat of Great Western Subdivision No. 4 subject to waiving the tot
frontage requirement for Lot 1.

RESOLUTION APPROVING THE FINAL PLAT GREAT WESTERN
SUBDIVISION NO. 4 IN THE CITY OF DUBUQUE, IOWA
Whereas, there has been filed with the City Clerk a Final Plat Great Western
Subdivision No. 4 in the City of Dubuque, Iowa and
Whereas, said plat provides Lot 1 with 24.52 feet of lot frontage, where 50 feet is
required by Section 42-19(b) of the Subdivision Regulations; and
Whereas, said plat of survey has been examined by the Zoning Advisory
Commission and had its approval endorsed thereon; and
Whereas, said plat of survey has been examined by the City Council and they
find that it conforms to the statues and ordinances relating thereto.
NOW THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY
OF DUBUQUE, IOWA:
Section 1. That Section 42-19(b) of the Subdivision Regulations is waived to
altow Lot 1 with 24.52 feet of lot frontage, where 50 feet is required.
Section 2. That the Final Plat Great Western Subdivision No. 4 is hereby
approved, and the Mayor and City Clerk are hereby authorized and directed to endorse
the approval of the City of Dubuque, Iowa upon said final plat.
