NOW, THEREFORE, BE IT RESOLVED BYTHE CITY COUNCIL OF THE CITY OF DUBUQUE, IOWA: Section 1. That the Final Plat of Fensterman Subdivision, First Addition, is hereby approved and the Mayor and City Clerk are hereby authorized and directed to endorse the approval of the City of Dubuque, Iowa, upon said subdivision plat. Final Plat of Fensterman Subdivision, First Addition INTRODUCTION The applicants, Norman and Carol Fensterman, are requesting final plat approval for Fensterman Subdivision, First Addition. The subject property is located on North Cascade Road in Dubuque County, and is being reviewed by the Zoning Advisory Commission as it is within two miles of the City of Dubuque corporate limits. The submitted final plat subdivides an existing four acre parcel into three lots for the construction of two additional single-family homes. DISCUSSION The submitted final plat of Fensterman Subdivision, First Addition, is considered a minor final plat as it creates three or more lots without the dedication of any public streets or utilities. The plat is located along North Cascade Road in the County and follows standard county platting standards by being platted to the center line of North Cascade Road. The three lots being platted meet the County minimum requirements. The three lots also meet minimum City standards in terms of lot area and lot frontage. Each of the three lots will be served by private water and septic systems. RECOMMENDATION The submitted final plat of Fensterman Subdivision, First Addition, is in substantial compliance with City of Dubuque Subdivision Regulations, and staff recommend that the Zoning Advisory Commission recommend approval of the subdivision subject to waiving Article IV, Design and Improvement Standards, except for Section 42-19, Blocks and Lots.
