The application, staff report and related materials are attached for your review. Discussion The applicant spoke in favor of the request, reviewing the change in the lot lines and indicating that the homeowners' association will take over maintenance of Lot 2 along North Cedar Court. Staff reviewed the stafF report, noting that the Plat of Survey is being reviewed by the Zoning Advisory Commission and City Council as Lot 1 will not have 50 feet of frontage. Staff reviewed the Plat of Survey was otherwise compliant with the Unified Development Code and recommended approval, subject to waiving the lot frontage requirement for Lot 1. There were no public comments. The Zoning Advisory Commission discussed the request, and found it appropriate. Recommendation By a vote of 6 to 0, the Zoning Advisory Commission recommends that the City Council approve the request, subject to waiving the lot frontage requirement for Lot 1. A simple majority vote is needed for the City Council to approve the request. DISCUSSION The submitted Plat of Survey of Cedar Lake — East 12�h Addition subdivides an unusually shaped parcel of land currently owned by Theresa Doerr and facilitates the sale of Lot 2 along the private road, North Cedar Court, to the homeowners' association. The Plat of Survey is being reviewed by the Zoning Advisory Commission and City Council as the resulting Lot 1 will not have the required lot frontage on a public or approved private street.
