The City of Dubuque Zoning Advisory Commission has reviewed the above-cited request.
The application, staff report and related materials are attached for your review.
Discussion
The applicant spoke in favor of the request, reviewing the location of the property, the
reconfiguration of the existing lot lines, and the creation of a new building lot.
Staff reviewed the staff report, noting that the Plat of Survey is considered a minor plat
because there are three lots. Staff noted Lot 3 is substandard in that it will have less than 50
feet of lot frontage. Staff noted the Engineering and Fire Departmen#s have reviewed the
proposed access to the new house and have no objection to the Plat of Survey as
submitted. Planning staff recommended approval subject to waiving the lot frontage for Lot
3.
There were no public comments.
The Zoning Advisory Commission discussed the request, and found it appropriate.
Recommendation
By a vote of 6 to 0, the Zoning Advisory Commission recommends that the City Council
approve the request, subject to waiving lot frontage for Lot 3.
A simple majority vote is needed for the City Council to approve the request.

INTRODUCTION
The submitted Plat of Survey of Mississippi Heights Subdivision No. 6 subdivides an
existing parcel of land into three lots to facilitate the sale and construction of a new
single-family home at the end of Mount Loretta Avenue.
DISCUSSION
The submitted Plat of Survey of Mississippi Heights Subdivision No. 6 subdivides an
existing parcel of land by creating a new parcel, Lot 3, and resubdividing two existing
parcels — Lot 1 and Lot 2 of Mississippi Heights Subdivision No. 5 to re-align the lot line
between the two parcels.
The Plat of Survey is being reviewed by the Zoning Advisory Commission and City
Council as Lot 3 will not have 50 feet of lot frontage on Mount Loretta Avenue. The Plat
also includes three lots, making it a minor subdivision plat that also requires review by
both the Zoning Advisory Commission and City Council.
The Engineering Department and Fire Department has reviewed the submitted Plat of
Survey and the proposed house location on Lot 3, and have no objections to the
submitted Plat and the access to the proposed new house. The submitted Plat of
Survey is in all other respects compliant with the City of Dubuque City Code.
RECOMMENDATION
The submitted Plat of Survey of Mississippi Heights Subdivision No. 6 is in compliance
with the Unified Development Code subject to waiving the lot frontage requirement for
Lot 3. Planning staff requests the Zoning Advisory Commission review and recommend
approval of the submitted Plat of Survey.

RESOLUTION APPROVING THE PLAT OF SURVEY MISSISSIPPI HEIGHTS
SUBDIVISION NO. 6 IN CITY OF DUBUQUE, IOWA
Whereas, there has been filed with the City Clerk a Plat of Survey Mississippi Heights
Subdivision No. 6 in the city of Dubuque, Iowa; and
Whereas, said Plat of Survey provides 24.68 feet of frontage for Lot 3 on a public or
approved private street, where street frontage is required by Section 11-14 of Title 16 of
the City of Dubuque Code of Ordinances, Unified Development Code; and
Whereas, said Plat of Survey has been examined by the Zoning Advisory Commission
and had its approval endorsed thereon; and
Whereas, said Plat of Survey has been examined by the City Council and they find that
it conforms to the statutes and ordinances relating thereto.
NOW THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF
DUBUQUE, IOWA:
Section 1. That Section 11-14 of Title 16 of the City of Dubuque Code of Ordinances,
Unified Development Code, is waived to allow 24.68 feet of frontage on a public street or
an approved private street for Lot 3.
Section 2. That the Plat of Survey Mississippi Heights Subdivision No. 6 is hereby
approved and the Mayor and City Clerk are hereby authorized and directed to endorse the
approval of the City of Dubuque, Iowa upon said Plat of Survey.
