7. Narrative Description:
This property is located in the West Eleventh Street Historic District. Style/Year: 1919-20, Spanish
Eclectic style, conservative hip roof symmetrical plan with centered recessed porch arcade, tile roof
with finial roof ridge ends, massive end wall “bookend” chimneys, broad eaves and modillions, stucco
exterior.
Physical Description: two-story rectangular core plan (13 rooms, six bedrooms, core is 28x30 with east
wings 16’6” flanking recessed entry 15x8, west wing 20x9’6”, south wing 7’6”x16, west bay 12x1) with
southern and western wings. Raised foundation and rowlock course brick water table, light sconces
flank entry, lower front windows are elongated, have transoms and appear to be casement openings.
South wing has an arcade of lunette shaped transoms. Short two-story rear wing, single story porch.
Alterations: well preserved example. Permits note 15x17 screen porch on rear in 1987 ($6,500).
Landscaping/Setting: stone retaining wall on front (low) and south end (higher), iron gate, tile roofed
stucco garage in northwest corner.
Narrative Statement of Significance:

Special Significance; Dr. John T. Hancock (not related to the Grove Terrace Hancocks) who was a
surgeon. First directory listing 1921.
Building History: this house replaced an earlier Second Empire style house and reused its stone
foundation (extant 1909). Other stone was reused in the rock retaining walls. John T. Hancock made
$1,000 in improvements in 1880 (Herald, January 1, 1881). Mrs. J. S. Hancock was contemplating a
new brick residence to cost $6,500 in 1883 (ibid., December 20, 1883). C. T. Hancock excavated and
made improvements costing $2,000 in 1886 (ibid., January 1, 1887). Dr. John and Cheryl Whalen
purchased the house in 1980 and restored it, replacing the porch in 1986 (Telegraph-Herald,
September 26, 1985).

John T. Hancock, grocer, is listed at the corner of High and West 11 as of 1868. It was addressed as
11 Highland Place beginning in 1886. Mrs. Bertha Hancock, his widow, lived here 1896-1912.
Hancock owned the parcel when it was sewered c.1890.
