Narrative Description: This property is located in the West Eleventh Street Historic District. Style/Year: 1896, Classical Revival style two-story cubic frame plan with hip roof (massing, attic light with flanking inserted side columns). Physical Description: raised stone foundation, likely a wooden water table, asbestos siding, pedimented dormer on right front with pavilion set below, broad lintel above the second floor window set contains swag and wreath design, entrance with dormer and narrow three-sided bay on first floor below this. A hip roof dormer caps the east front (left), there is a window set/band on the upper floor front, and a cut- a-way bay below that. Another pedimented bay is on the east side wall (rear) and its eaves broadly project above modillions and a broad three-sided bay. There is an original shed roof porch with trim work on the east side wall south of the bay. A chimney is on the east side wall in the northeast corner of the plan. Core plan is an offset T-plan or cruciform plan, 54x26. Front porch measues 7x14. Alterations: siding, loss of any original porch, replacement with a concrete stoop and stairs with metal railings. Permits note conversion of single family dwelling to two-family in 1941 ($1,400). Landscaping/Setting: ground level rises to the west, excavated parcel, sidewalk rises as it crosses lot. 8. Narrative Statement of Significance: Special Significance; Nicholas Groff residence. th Original Owner/Builder: Saloon owner (245 8) Nicholas Groff announced plans to finish a new residence before years end in 1896, the plan was a “very neat, modern and substantial” at a cost of $4,300. “His property is on West Fourteenth in the midst of one of the best residence localities” th (Herald, May 24, 1896). Groff resided at this address (140 West 14) as of 1899. E. W. Duncan owned the parcel when it was sewered c.1889. The Herald reported June 27, 1877, that th Ed Duncan was repairing his tenements on Arlington St. First listing as 140 West 14, N. Groff th (Roesch & Groff), 1899. He is at 147 West 14 as of 1896. Mrs. Agnes Blake here 1918-21. Building History: Duplex as of 1971. 9.
