Narrative Description: This property is located in the Jackson Park Historic District. Style/Year:1876, Federal/Adams four-unit brick two-story row house (gabled dormers, stepped sidewalls, side hall plan). Designer/Builder: Mathias Morgan, excavation work. Jerry Howard, gas installation. Physical Description: rectangular plan (each unit 38x20’6”), grouped entries with Neo-Classical flat roofed porches with Doric columns on concrete block piers, double rowlock rounded brick window arches, stone sills, three single gable roof dormers on southern three units, each centered on the plan, chimneys on end walls and party walls. Alterations: porches c.1910. Permits note re-roofing in 1959, 1994, alterations to two-family brick 1977, casing work 1997 (all 1373), re-roofing 1958 (1375). Landscaping/Setting: level corner lot, eastward orientation. 8. Narrative Statement of Significance: Special Significance; modern middle class apartment block built by two of the principal city land owners and developers. Original Owner/Builder: John Bell and John Ryder. Building History: Bell and Ryder purchased vacant lots on this corner (Herald, May 20, 1876) and announced plans to build six homes and a store that season. Mathias Morgan started excavation work (ibid., May 4,1876). Jerry Howard installed gas in the new buildings (ibid., September 23, 1876). The annual progress report highlighted this improvement: “Bell & Ryder’s Tenements on Thirteenth street, consist of seven houses, built of brick, with store on the corner of Iowa. They are model tenements, and contain all the comforts and conveniences that modern science in building suggested. They add to the evidence of Mr. Bell’s enterprise, he being one of our heaviest property holders, as well as most successful merchants. The tenements are calculated to benefit what might be termed the middle class of society, the rentals being placed as low as $20 per month. These buildings greatly improve the street upon which they stand and cost $12,000 (Herald, December 2, 1876). No porches shown through 1909. Otto Smith built a brick store at 1395 Iowa in 1887 ($2,200) (Herald, December 16, 1869; November 24, 1887). This would be the corner building. Demo permits for 1375, 1393, 1395, no date. John Ryder and John Bell owned the parcel when it was first sewered. 9.
