7. Narrative Description:
This property is located in the Jackson Park Historic District. Style/Year: pre-1891 two-story brick side
gabled Italianate duplex with paired three-sided front bays which flank paired doubled and hooded
entries. The windows are elongated and those on 326 retain their original 2/2 lights. Bracketed cornice
wraps around the bays and the bays have flat roofs separate from the main roof system.
Physical Description: The raised foundation is unusual, being built of plain cut stone with prominent
water table. End wall chimneys, ornate cast stone lintels with wrap around sides and a prominent
keystone. Stone lintels have projecting stills and ornamented corner corbels.
Alterations: window replacements on 324, concrete steps and metal railings. Very well preserved.
Permits note re-roofing in 1938, 1946 (front), 1960, 1973, 1994 (half) (all 324), same 1954 (part), 1983,
conversion of single family to three-plex 1979 ($6,000) (all 326).
Landscaping/Setting: parcel ground level rises to the southwest. Duplex fronts northeast.

Special Significance; Grannis links to William Ruston.
Building History: Thomas J. Adinsell improved 26 West Locust for $500 in 1882 (Herald, December 31,
1882). He then clerked for James Levi.
The Jackson Park Walking Tour links the house with Rev. William Ruston who came to Dubuque in
1886 to serve as pastor of the German Presbyterian Church (1684 Iowa) as professor and vice
president of the German Theological Seminary (later the University of Dubuque). He later served as
Dean and President of the University. Ruston resided in 324 as of 1899. Charles Addinsell lived in 326
as of 1899-1921. The First Presbyterian Church owned the parcel when it was first sewered.
