7. Narrative Description:
This two - story brick Italianate - Second Empire style residence is one of a number of fairly
impressive design s which cluster along Lincoln Avenue in this part of the Eagle Point area. The original
house was rectangular with an east - facing L wing. The façade has a receded center entry area and it
is probable that a tower originally capped this frontage. The ori ginal house has elaborate carved stone
or cast window lintels. There is a west - facing off - centered bay on the side of the plan. The house
originally had a full - width front porch.
The second building of historical interest is the Tudor Revival - era two s tory carriage house - like
building (c.1909) that is on the northwest corner of the property. The ground level was used for a
garage but the upper level was perhaps for staff or the nursing home.
1909/61 Sanborn Fire Insurance Map
As the map indicates that the original house was added onto with rear and east - side additions
(concrete block with brick veneer). In keeping with the Dubuque tradition, these additions were
designed so as to be sympathetic to the original house architecture. More recently th e complex has
expanded further east and additions have doubled the size of the buildings.
The current facility contains 38 apartments (28 one - bedroom, one two - bedroom and nine studio
units), 26 independent living units and 37 nursing home rooms containin g 54 beds. The wrap - around
porch is a later alteration.
8. Narrative Statement of Significance:
Chris Loetscher, partner in the firm of Farley & Loetscher, constructed this impressive house in
1883. The house cost $5,000 (Herald, December 19, 1883). In its original state, this residence
compared with the best examples of its kind elsewhere in the city and its location here is reflective of an
important clustering of well - designed residences in the Eagle Point area. The house has been buried
by its many additions and its historical integrity lost (although the original house can be readily

discerned given the differential dormer treatments on the additions). The present carriage house is a
substantial remodeling of the original one very early date for th e Tudor Revival style in Dubuque and
deserves further attention. It is less imbedded in the complex and can be interpreted on three of its four
sides. Further research is recommended to document its original appearance before a separate
determination of eligibility is made.

The 1891 Sanborn Map shows the original mansion (717 Lincoln). A slate roof is indicated. By
1909 the house had gained a two - story carriage house at the northwest corner of the lot. The 1936
update locates the Bethany Home For The Aged in the same complex, a two - story rear addition having
been added. By this time the carriage house had been remodeled into a dwelling with a
veneered/ stuccoed exterior. By 1962 additional rear extensions connected the corner dwelling and a
garage was in the northeast corner of the property.
