Dear Mayor and City Council Members:
The City of Dubuque Zoning Advisory Commission has reviewed the above-cited
request. The application, staff report and related materials are attached for your
review.
Discussion
Associate Planner Kyle Kritz reviewed the plat, indicating that Lot 1 will allow the
creation of additional off-street parking for the Canfield Hotel. The City of Dubuque is
the current owner of the property.
There were no public comments.
The Zoning Advisory Commission discussed the request, noting that the lot split and
waiving the lot area and lot frontage for Lot 1 will not adversely impact adjacent
property.
Recommendation
By a vote of 7 to 0, the Zoning Advisory Commission recommends that the City
Council approve the request, subject to waiving the lot frontage and lot area for Lot 1.
A simple majority vote is needed for the City Council to approve the request.

SUBJECT: Plat of Survey Lot 1 and Lot 2 of Canfield Place No. 2
INTRODUCTION
The submitted Plat of Survey consolidates five lots into two lots for property fronting on
Iowa Street and U.S. Highway 61. The subject property is the former United Rental
building, which is now owned by the City of Dubuque.
DISCUSSION
The submitted Plat of Survey of Lot I and Lot 2 of Canfield Place No. 2 consolidates
five existing lots into two lots to facilitate the sale of Lot 1 to the Canfield Hotel property.
Lot 1 will be used for additional off-street parking.
The Zoning Advisory Commission is reviewing the submitted Plat of Survey as the new
Lot 1 will have less than 50 feet of lot frontage and 5,000 square foot as required by the
City of Dubuque Subdivision Regulations. Lot 1 will have 4,936 square fet of lot area
and 35.97 feet of lot frontage. Planning staff does not anticipate any adverse impacts to
adjacent property through the waiving of these requirements.
RECOMMENDATION
Planning staff recommends that the submitted Plat of Survey of Lot 1 and Lot 2 of
Canfield Place No. 2 be approved subject to waiving the lot frontage and lot area
requirements for Lot 1.

RESOLUTION NO. 84-03
RESOLUTION APPROVING THE PLAT OF SURVEY LOT 1 AND LOT 2 OF
CANFIELD PLACE NO 2.
Whereas, there has been filed with the City Clerk a Plat of Survey Lot 1 and Lot
2 of Canfield Place No. 2; and
Whereas, Lot 1 provides 4,936 square feet of lot area, and 35.97 feet of lot
frontage, where 5,000 square feet of lot area and 50 feet of lot frontage is required by
Section 42-19(b) of the Subdivision Regulations; and
Whereas, said survey plat has been examined by the Zoning Advisory
Commission and had its approval endorsed thereon; and
Whereas, said plat has been examined by the City Council and they find that it
conforms to the statutes and ordinances relating thereto.
NOW THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY
OF DUBUQUE, IOWA:
Section 1. That Section 42-19(b) of the Subdivision Regulations is waived to
allow Lot 1 to have 4,936 square feet of lot area and 35.97 feet of lot frontage, where
5,000 square feet of lot area and 50 feet of lot frontage is required.
Section 2. That the Plat of Survey Lot 1 and Lot 2 of Canfield Place No. 2 is
hereby approved and the Mayor and City Clerk are hereby authorized and directed to
endorse the approval of the City of Dubuque, Iowa upon said final plat.
