• The Housingand Community Development Departmentwill implement a newthree-tiered inspection policy.The new
policy will allow inspection staff to increase resources focused on problem and nuisance properties.An additional Rental
Housing Inspector position will be added to City staff in fiscal year 2019 to supportthese efforts.
• W rbon monoxide alarms will be required in accordance with recently adopted lowa Administrative Code provisions
found in chapter 211. The requirement will be effective July 1,2015. The requirement excludes dwellings that do not
have fuel burning equipment/appliances or attached garages.

UNDERSTANDING THE BASICS OF THE INSPECTION PROCESS
rvonce of A notice of inspection is mailed to the property owner ortheir agent at least 7 days priorto a
inspec[ion scheduled inspection. Property owners/agents may request to reschedule an inspection at no charge
with 4S-hour notice.
Inspectionsaretypicallyscheduledforuptoonehourperunit. Mostunitstakelesstimeto
Inspec[ion complete; however, some larger units maytake longer. Duringthe inspection, inspectors will note
any property maintenance code deficiencies and will diswss acceptable options for repair if
necessary.
Inspec[ion Following an inspection,the inspector will complete the inspection report and schedule a re-
report inspection. Wheneverpossible,theinspectorwillworkwithahousingproviderand/orresidentto
schedule re-inspections for a time and day that will workwith their schedules.
On the scheduled date/time,the inspector will return to the rental unit to review all deficiencies
Re-inspec[ions listed on the inspection report. If all repairs are acceptable,the inspection receives a passing grade
and the unitwill have a next inspection due date of five years from the date that the unit passed.
Thereisa $SOperdwellingunitchargeforinspections. Thefeeincludestheinitialinspectionandone
Inspection fees re-inspection. Additional re-inspections and/or missed inspectionswill result in additionalfees being
charged. All fees must be paid in full before an inspection is eligible to achieve a passing result.
