Narrative Description: The sheer scale of this corner double front commercial block is unmatched in the survey area apart from the intensive development along Couler/Central Avenue. This attests to the commercial importance of Eagle Point Road, the proximity of the Milwaukee Railroad yard and shops, and the presende of Sacred Heart Roman Catholic Church and school, immediately east across Queen Street. This building is located on the northwest corner of East 22nd and Queen streets. The plan (40x52) is divided evenly into two storefronts. Save for the transom lights which have been covered, the cast iron storefront is perfectly preserved. The ironwork lacks the expected heavy beam which normally separates the storefront and upper level. In this case a very thin projecting cornice line masks a hidden beam support. The fayade has a central bay framed by brick pilasters and capped by a commanding rounded pediment and cornice which bears the builder's name "A. C. Pancratz" but no building year. This central bay contains a paired window set which is set beneath an ornate carved keystone arch. The flanking bays have flush-set stone lintels with inscribed designs. A sill level stone beltcourse runs across each of the three bay fronts. A prominent pressed metal cornice with enlarged end bracketts unites the front. On the side wall a tall corbelled brick parapet wall substitutes for the metal cornice. There are only upper level windows and these have square-cut flush set stone lintels. A cast iron side stairway remains in place. The foundation is of stone. 8. Narrative Statement of Significance: This double storefront is an outstanding example of a neighborhood corner commercial design. The building is extremely well preserved and reflects the commercial importance of East 22nd Street, formerly Eagle Point Road. The design reflects German vernacular influences with the heavy pressed metal cornice, decorative pediment and ornamental stonework. The building is individually historically significant under Criterion C architecture. Further research is necessary to document the building's designer, builder and history. Arnold Pancratz was operating a grocery and saloon at 296 Eagle Point, with residence at the same address, as of 1884-92. No listing is found for him as of 1883. By 1896 his business was addressed at 311 Eagle Point Road and is so listed through 1908. His wife was Henrietta Pancratz. By 1909 Arnold Pancratz was deceased. George Pancratz ran the grocery at 311 Eagle Point Road and Henrietta Pancratz resided upstairs. The 1909/36 Sanborn Map shows this building with a drugstore in the west storefront, a single story frame warehouse and three-story stable at the back of the lot. It was then addressed as 309-11 Eagle Point Road. The 1891 Sanborn Map shows a small hay and grain store on this site, and Pancratz' grocery to the west, across the street at Johnson Avenue and Eagle Point Road (southwest corner). 9.
