City Engineer Gus Psihoyos is recommending acceptance of the public improvements
that the developers, North Cascade Road Developers, LLC, have recently completed in
Timber-Hyrst Estates No. 5. A maintenance guarantee covering said public
improvements shall be provided by the owners, North Cascade Road Developers, LLC,
for a period of two years from the date of acceptance by City Council.
I concur with the recommendation and respectfully request Mayor and City Council
approval.

INTRODUCTION
The enclosed material provides for City Council acceptance of the public improvements
that the developers, North Cascade Road Developers, LLC, have recently completed in
Timber-Hyrst Estates No. 5.
BACKGROUND
As a conditi�n of subdivision �lat ap�roval through Resolution No. 435-16, the
developer of Timber-Hyrst Estates No. 5 was required to install certain improvements
including street paving with curb, storm sewer and catch basins, roadway culverts,
sanitary sewer, watermain, public sidewalk, and street lighting and to dedicate these
improvements to the City upon completion.
DISCUSSION
7'he Subdivision Ordinance requires that upon completion of all the required public
improvements, the subdivider shall notify the City in writing of the completion of the
improvements, requesting that the City either approve or reject the acceptance of the
improvements, together with a statement of reasons for any rejection.
On May 14, 2018, the owners requested City's acceptance of the improvements in
Timber-Hyrst Estates No. 5. Upon inspection by the City, it has been determined that
the public improvements required by Resolution 435-16 have been completed in
accordance with plans approved by the City Council and in conformance with City
specifications.
RECOMMENDATION
I would, therefore, rec,c�rnmend that the City Council acc�;pt the public improvemPnts. A

RESOLUTION NO. 12-19
ACCEPTING PUBLIC IMPROVEMENTS IN TIMBER-HYRST ESTATES NO. 5 IN THE
CITY OF DUBUQUE, IOWA
Whereas, pursuant to Resolution 435-16, certain public improvements including
street paving with curb, storm sewer and catch basins, roadway culverts, sanitary
sewer, watermain, public sidewalk, and street lighting were installed by the developer of
Timber-Hyrst Estates No. 5 in the City of Dubuque, Iowa; and
Whereas, the improvements have been completed and the City Manager has
examined the work and has filed a certificate stating that the same has been completed
in accordance with the plans approved by the City Council and in conformance with City
specifications, and has recommended that the improvements be accepted by the City
Council.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF
DUBUQUE, IOWA:
Section 1. That the recommendation of the City Manager be approved and .that said
public improvements in Timber Hyrst Estates No. 5 be and the same is hereby
accepted.
Section 2. That a maintenance guarantee covering said public improvements shall be
provided by the owners, North Cascade Road Developers, LLC, for a period of two (2)
years from the date of this resolution.
