Discussion Staff reviewed the submitted final plat, noting that the plat resubdivides three (3) existing lots into four (4) lots. There were no public comments. The Zoning Advisory Commission discussed the request, noting that the four new lots are in compliance with City Subdivision Regulations and will not adversely impact adjacent property. Recommendation By a vote of 7 to 0, the Zoning Advisory Commission recommends that the City Council approve the request. A simple majority vote is needed for the City Council to approve the request. MEMORANDUM March 25, 2003 TO: Zoning Advisory Commission FROM: Guy Hemenway, Assistant Planner SUBJECT: Final Plat of Wagner Subdivision INTRODUCTION The submitted plat of survey subdivides three existing lots into four lots along Brunskill Road directly across from Deerwood Circle. DISCUSSION The submitted plat of Wagner Subdivision subdivides three existing lots into four new lots. Lot 1 will have 1.74 acres, Lot 2 will have .197 acres, Lot 3 will have 6.82 acres and Lot 4 will have 3.81 acres. All four lots will have a minimum of 50 feet of frontage and 5,000 square feet of area. Lot 1 accommodates the existing farmstead. Lot 2, 3 and 4 are currently vacant. Lot 2 is primarily a grassy open field. Lot 3 is a flag lot with approximately 53 feet of frontage and 380-foot deep platted access. Lot 3 is a heavily wooded draw. Lot 4 has approximately 460 feet of frontage along Brunskill Road and has some wooded area along the eastern portion of the lot. The submitted plat configures three lots into four, providing one more potential building lot, which should not adversely impact adjacent property. Lots I and 2 are zoned R-1 Single-Family Residential and Lots 3 and 4 are zoned Ag agricultural. Rezoning is necessary before a residence could be built on Lots 3.and 4. A special exception permitting a residence in excess of 50 feet from the front property line would be required prior to development of Lot 3. RECOMMENDATION Planning staff recommends the Zoning Advisory Commission approve the Final Plat of Wagner Subdivision.
