The City of Dubuque Zoning Advisory Commission has reviewed the above -cited
request. The application, staff report and related materials are attached for your review.
Discussion
The applicant spoke in favor of the request, reviewing the existing lot configuration and
the need for splitting the existing lot into three separate parcels.
Staff reviewed the submitted Final Plat, noting that it is in substantial compliance with
the City's Subdivision Regulations.
There were no public comments.
The Zoning Advisory Commission discussed the request, and had no objections.
Recommendation
By a vote of 7 to 0, the Zoning Advisory Commission recommends that the City Council
approve the request.
A simple majority vote is needed for the City Council to approve the request.

RESOLUTION APPROVING THE FINAL PLAT OF COPPERHEAD PLACE NO. 2.
Whereas, there has been filed with the City Clerk a Final Plat of Copperhead Place No. 2
in the City of Dubuque; and
Whereas, the Final Plat has been examined by the Zoning Advisory Commission and
had its approval endorsed thereon; and
Whereas, said Final Plat has been examined by the City Council and they find that it
conforms to the statutes and ordinances relating thereto.
NOW THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF
DUBUQUE, IOWA:
Section 1. That the Final Plat of Copperhead Place No. 2 is hereby approved and the
Mayor and City Clerk are hereby authorized and directed to endorse the approval of the City of

INTRODUCTION
The submitted Final Plat of Copperhead Place No. 2 is a minor final plat that subdivides
the existing Lot 1 of Copperhead Place into three parcels. Minor final plats are required
to be reviewed by both the Zoning Advisory Commission and the City Council. A minor
final plat is a plat of three or more Tots with no new public utilities or streets.
DISCUSSION
The submitted Final Plat subdivides an existing single parcel into three Tots. The lot
lines follow the common building walls of an existing structure at 425 Bluff Street. The
subdivision of Lot 1 Copperhead Place into three parcels will facilitate the sale of the
individual buildings to future owners. The submitted Final Plat of Copperhead Place No.
2 is in substantial compliance with the Unified Development Code.
RECOMMENDATION
Planning staff recommends that the Final Plat of Copperhead Place No. 2 be approved
as it is in substantial compliance with the City of Dubuque Unified Development Code.
