Dear Mayor and City Council Members:
The City of Dubuque Zoning Advisory Commission has reviewed the above-cited request.
The application, staff report and related materials are attached for your review.
Discussion
The applicant spoke in favor of the request, noting that the plat would create four lots, with
three accessing BMR Lane and one accessing Humke Road.
Staff reviewed the staff report, noting the submitted Final Plat of Survey subdivides a total of
6.103 acres into Lots 1, 2, 3 and 4 of CN Davis Place. Staff noted that the plat would result
in lots that will exceed the required lot area and frontage. Staff noted that the property is
located in Dubuque County within the City's 2-mile jurisdiction and is being reviewed jointly
by the City of Dubuque and Dubuque County.
The Zoning Advisory Commission discussed the request finding it appropriate.
Recommendation
By a vote of 6 to 0, with one abstention, the Zoning Advisory Commission recommends that
the City Council approve the request.
A simple majority vote is needed for the City Council to approve the request.

INTRODUCTION
The submitted Final Plat subdivides a total of 6.103 acres into Lots 1, 2, 3 and 4 of CN
Davis Place. The property is located in Dubuque County within the City's 2-mile
jurisdiction and is being reviewed jointly by the City of Dubuque and Dubuque County.
The subject property is currently zoned County R-1 Residential.
DISCUSSION
The McAndrews are selling part of their parcel to the Davis' who are combining it with
their property and then dividing it again to create lots to sell. The plat as proposed will
result in two, approximately 1.2 acre lots, one, approximately 1.5 acre lot and one,
approximately 2.1 acre lot. All lots have the required amount of frontage and exceed the
minimum required lot area as required. The submitted Final Plat complies with the City of
Dubuque's subdivision regulations contained in the Unified Development Code.
The subdivision is intended to be used for single-family homes.
RECOMMENDATION
Planning staff requests that the Zoning Advisory Commission review the Final Plat of
CN Davis Place and recommends approval as submitted.

A RESOLUTION APPROVING THE FINAL PLAT OF SURVEY OF:
CN DAVIS PLACE, DUBUQUE COUNTY, IOWA
Whereas, there has been filed with the City Clerk a Final Plat of Survey: CN
Davis Place, Dubuque County, Iowa that is within the City's 2-mile extraterritorial
jurisdiction; and
Whereas, said Final Plat of Survey has been examined by the Zoning Advisory
Commission and its approval has been endorsed thereon; and
Whereas, said Final Plat of Survey has been examined by the City Council and
they find that it conforms to the statues and ordinances relating thereto.
NOW THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY
OF DUBUQUE, IOWA:
