Location: Northwest Comer of Highway 61/151 in Dubuque County Description: Minor Final Plat of Lot 1, Lot 2 and Lot 3 of Miller Place Dear Mayor and City Council Members: The City of Dubuque Zoning Advisory Commission has reviewed the above-cited request. The application, staff report and related materials are attached for your review. Discussion The applicant spoke in favor of the request. Staff reviewed the Plat noting that the subdivision facilitates the relocation of Bill Miller Logging, Inc. from the Port of Dubuque. There were no public comments. The Zoning Advisory Commission discussed the request, noting that the plat is consistent with City and County Subdivision Regulations and utilizes an existing access from U.S. Highway 151. Recommendation By a vote of 7 to 0, the Zoning Advisory Commission recommends that the City Council approve the request, with a waiver of City design and improvement standards. A simple majority vote is needed for the City Council to approve the request. Kritz, Associate Planner ~' ~' ~/' SUBJECT: Final Plat of Lot 1, Lot 2 and Lot 3 of Miller Place in Dubuque County, Iowa INTRODUCTION The submitted final plat of Lot 1, Lot 2 and Lot 3 of Miller Place is located in Dubuque County west of the U.S. Highway 61/151 interchange. The submitted final plat is to facilitate the relocation of Bill Miller Logging, Inc. from the 4th Street Peninsula. DISCUSSION The submitted final plat subdivides the existing parcel into three lots. In addition, a new private ddve to be named Woodgate Ddve will be extended parallel to the U.S. Highway 151 right-of-way. Woodgate Drive provides access to Lot 1. The existing Havenwood Heights Roadway provides access to Lots 2 and 3. No additional access to U.S. Highway 151 is proposed as part of this final plat. RECOMMENDATION The submitted final plat of Lot 1, Lot 2 and Lot 3 of Miller Place in Dubuque County, Iowa is in substantial compliance with the City of Dubuque Subdivision Regulations. Staff would recommend that the Zoning Advisory Commission approve the plat, subject to waiving AHicle IV, Design and Improvement Standards, except for Section 42-19(b) Lots and Blocks. KK/mkr Attachments Prepared by: Laura Carstens, City Planner Address: City Hall, 50 W. 13th St. Telephone: 589-4210 RESOLUTION NO. 240-03 RESOLUTION APPROVING THE FINAL PLAT OF LOT 1, LOT 2 AND LOT 3 OF MILLER PLACE IN DUBUQUE COUNTY, IOWA Whereas, there has been filed with the City Clerk a final plat of Lot 1, Lot 2 and Lot 3 of Miller Place in Dubuque County, Iowa; and Whereas, the final plat has been examined by the Zoning Advisory Commission and has its approval endorsed thereon with the waiver of Article IV, Design and Improvement Standards of the Subdivision Regulations, except for Section 41-29; and Whereas, said final plat has been examined by the City Council and they find that it conforms to the statutes and ordinances relating thereto. NOW THEREFORE, BE IT RESOLVED BY THE C[TY COUNCIL OF THE CITY OF DUBUQUE, IOWA: Section 1. That the City Council hereby waives Article IV, Design and Improvement Standards of the Subdivision Regulations, except Section 42-19, Lots and Blocks. Section 2. That the final plat of Lot 1, Lot 2 and Lot 3 of Miller Place in Dubuque County, Iowa, is hereby approved and the Mayor and City Clerk are hereby authorized and directed to endorse the approval of the City of Dubuque, Iowa, upon said subdivision plat.
