INTRODUCTION
This memo provides information regarding the platting of additional right of way for
Pennsylvania Avenue adjacent to City property in the Dubuque Industrial Center North.
BACKGROUND
The City has future plans for improvements to Pennsylvania Avenue west of Radford
Road. These improvements include additional lanes and associated grading. The
preliminary design plans show that grading for the future Pennsylvania Avenue
improvements will encroach slightly onto Lot 2 of Dubuque Industrial Center North Third
Addition. The lot is approximately 33 acres in size and has frontage on Pennsylvania
Avenue and the cul-de-sac on Innovation Drive.
DISCUSSION
Prior to any sale of the property, additional right of way along Pennsylvania Avenue
needs to be platted. This additional area is minimal (1,599 square feet) and will not
affect a future buyer's ability to develop the site.
The City Engineering Department has prepared an acquisition plat to provide right of
way area for the future Pennsylvania Road improvements. The area being platted will
be dedicated to the public for street and utility purposes.
RECOMMENDATION
I recommend that the City Council approve the Acquisition Plat of Lot 2A of Dubuque
Industrial Center North Third Addition in the City of Dubuque, Iowa which provides
additional right of way for future improvements to Pennsylvania Avenue by the adoption
of the attached resolution.
ACTION TO BE TAKEN
I respectfully request approval of the Acquisition Plat of Lot 2A of Dubuque Industrial
Center North Third Addition in the City of Dubuque, Iowa through the adoption of the
enclosed resolution.

RESOLUTION NO. 320-21
RESOLUTION APPROVING THE ACQUISITION PLAT OF LOT 2A OF DUBUQUE
INDUSTRIAL CENTER NORTH THIRD ADDITION IN THE CITY OF DUBUQUE, IOWA
Whereas, there has been presented to the City Council of the City of Dubuque,
Iowa, a plat dated September 13, 2021 prepared by the City of Dubuque Engineering
Department describing Lot 2A of Dubuque Industrial Center North Third Addition in the
City of Dubuque, Iowa; and
Whereas, said plat conforms to the laws and statues pertaining thereto.
NOW THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY
OF DUBUQUE, IOWA:
Section 1. That the plat date September 13, 2021, prepared by the City of
Dubuque Engineering Department, relative to the real estate hereinabove described be
and the same is hereby approved, and the Mayor and City Clerk be and they are hereby
authorized and directed to execute said plat on behalf of the City of Dubuque, Iowa.
Section 2. That the City Clerk be and is hereby authorized and directed to file
said plat and certified copy of this resolution in the office of the Recorder, in and for
Dubuque County, Iowa.
Passed, approved and adopted this 20th day of September 2021.

particularly described as follows:
Beginning at a found iron rod survey monument at the Northwesterly corner of Lot 2 of Dubuque
Industrial Center North Third Addition, in the City of Dubuque, Iowa;
Thence North 87 Degrees 11 Minutes 59 Seconds East along the northerly line of said Lot 2 and
southerly right of way line of Pennsylvania Avenue a distance of 110.00 feet to a set iron rod survey
monument;
Thence South 73 Degrees 17 Minutes 43 Seconds West a distance of 120.96 feet to a set iron rod
survey monument on the westerly line of said Lot 2;
Thence North 11 Degrees 31 Minutes 10 Seconds East along the westerly line of said Lot 2 a distance
of 30.00 feet to the point of beginning; containing 1,599 square feet (0.037 acres), more or less, and is
subject to easements, reservations, restrictions and rights of way of record and not of record.
The above described parcel shall hereinafter be known as Lot 2A of Dubuque Industrial Center
