Dear Mayor and City Council Members:
The City of Dubuque Zoning Advisory Commission has reviewed the above -cited
request. The application, staff report and related materials are attached for your review.
Discussion
The applicant spoke in favor of the request, reviewing the size of parcels to be
subdivided and access to the parcels.
Staff reviewed existing and proposed lot layout, noting that lot frontage for Lot 1 and Lot
2 must be waived but that access to each parcel is adequate and has been reviewed by
the Fire Marshal.
There were no public comments.
The Zoning Advisory Commission discussed the request, noting they have no objection
to the proposed Final Plat.
Recommendation
By a vote of 5 to 0, the Zoning Advisory Commission recommends that the City Council
approve the request, subject to waiving lot frontage for Lot 1 (0 feet) and Lot 2 (16
feet).
A simple majority vote is needed for the City Council to approve the request.

Whereas, there has been filed with the City Clerk the Final Plat Lot 1, Lot 2 and Lot 3 of
Larkspur Addition in the City of Dubuque, Iowa; and
Whereas, said Final Plat provides 0 feet of frontage for Lot 1 and 16 feet of lot frontage
for Lot 2 on a public street, where 50 feet is required by Section 11 -14 of Title 16 of the City of
Dubuque Code of Ordinances, Unified Development Code; and
Whereas, said Final Plat has been examined by the Zoning Advisory Commission and
had its approval endorsed thereon; and
Whereas, said Final Plat has been examined by the City Council and they find that it
conforms to the statues and ordinances relating to it.
NOW THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF
DUBUQUE, IOWA:
Section 1. That Section 11 -14 of Title 16 of the City of Dubuque Code of Ordinances,
Unified Development Code, is waived to allow 0 feet of frontage on a public street or an
approved private street for Lot 1 and 16 feet of lot frontage for Lot 2.
Section 2. That the Final Plat Lot 1, Lot 2 and Lot 3 of Larkspur Addition is hereby
approved and the Mayor and City Clerk are hereby authorized and directed to endorse the
approval of the City of Dubuque, Iowa upon said final plat.
