Kennedy Road and Forest Gate Road Description: Final Plat of Lots 1-3, Inclusive, of Forest Grange Subdivision Dear Mayor and City Council Members: The City of Dubuque Zoning Advisory Commission has reviewed the above-cited request. The application, staff report and related materials are attached for your review. Discussion The applicant spoke in favor of the request, noting the plat actually reduces the number of building lots when compared to the previously approved preliminary plat. Staff reviewed lot sizes and street frontages that provide access to the new lots. Staff recommended approval of the final plat, with a waiver of design standards since the subdivision is in the County. There were no public comments. The Zoning Advisory Commission discussed the request, noting that the plat does not adversely impact adjacent property. Recommendation By a vote of 6 to 0, the Zoning Advisory Commission recommends that the City Council approve the request, subject to waiving Article IV, Design and Improvement Standards, except for Section 42-19(b) Lots and Blocks. Kritz, Associate Planner SUBJECT: Final Plat of Lots %3, inclusive, of Forest Grange Subdivision No. 2 INTRODUCTION The submitted final plat is located within Dubuque County and is within two miles of the City of Dubuque. Subdivision plats within two miles of the City of Dubuque are jointly reviewed between the City of Dubuque and the County of Dubuque. DISCUSSION The submitted final plats of Lots 1-3, inclusive, of Forest Grange Subdivision No. 2 subdivides an existing parcel of land into three new lots. Lots 1 and 2 have frontage on Forest Gate Road, while Lot 3 has frontage on John F. Kennedy Road. The submitted final plat is a continuation of the development of Forest Grange Subdivision, and is in substantial compliance with the City of Dubuque Subdivision Regulations. RECOMMENDATION Planning staff recommends that the final plat of Lots 1-3, inclusive, of Forest Grange Subdivision No. 2 be approved as it is in substantial compliance with the City of Dubuque Subdivision Regulations, subject to waiving Article IV, Design and Improvement Standards, except for Section 42-19(b), Lots and Blocks. KLK/mkr Attachments Prepared by: Laura Carstens, City Planner Address: Cib/Hall, 50 W. 13th St. Telephone: 589-4210 RESOLUTION NO. 268-03 RESOLUTION APPROVING THE FINAL PLAT OF LOTS 1-3, INCLUSIVE, OF FOREST GRANGE SUBDIVISION NO. 2 IN DUBUQUE COUNTY, IOWA Whereas, there has been filed with the City Clerk a final plat of Lots 1-3, inclusive, of Forest Grange Subdivision No. 2 in Dubuque County, Iowa; and Whereas, the final plat has been examined by the Zoning Advisory Commission and has its approval endorsed thereon, with the waiver of Article IV, Design and Improvement Standards of the Subdivision Regulations, except for Section 41-29(b); and Whereas, said final plat has been examined by the City Council and they find that it conforms to the statutes and ordinances relating thereto. NOW THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF DUBUQUE, IOWA: Section 1. That the City Council hereby waives Article IV, Design and Improvement Standards of the Subdivision Regulations, except Section 42-19(b), Lots and Blocks. Section 2. That the final plat of Lots 1-3, inclusive, of Forest Grange Subdivision No. 2 in Dubuque County, Iowa, is hereby approved and the Mayor and City Clerk are hereby authorized and directed to endorse the approval of the City of Dubuque, Iowa, upon said subdivision plat.
