The City of Dubuque Zoning Advisory Commission has reviewed the above-cited request.
The application, staff report and related materials are attached for your review.
Discussion
The applicant spoke in favor of the request, reviewing the proposed subdivision located
between Sylvan and Bies Drives, indicating that the plat facilitates continued development
of condominiums.
Staff reviewed surrounding zoning and land use, and noted that the plat is considered a
minor final plat as no new streets or public utilities are being dedicated.
There were no public comments.
The Zoning Advisory Commission discussed the request, noting that the submitted plat is
in substantial compliance with the City's subdivision regulations.
Recommendation
By a vote of 5 to 0, the Zoning Advisory Commission recommends that the City Council
approve the request.
A simple majority vote is needed for the City Council to approve the request.

SUBJECT: Final Plat of Lots 1-4, Inclusive, of Miller Place
INTRODUCTION
The submitted final plat is for property located between Sylvan and Bies Drive north of
Century Ddve. The subject property has one multi-family structure constructed on it
located on Lot 2.
DISCUSSION
The submitted final plat of Lots 1-4, Inclusive, of Miller Place subdivides an existing
parcel of land into four lots. The subdivision is necessary to facilitate continued
construction of multi-family structures by the applicant, Larry Miller. The subject property
is zoned R-4 Multi-Family Residential, which does require that each residential structure
be placed on its own lot.
The submitted final plat is in substantial compliance with City of Dubuque Subdivision
Regulations, in terms of lot area and lot frontage.
RECOMMENDATION
Planning staff recommends that the submitted final plat of Lots 1-4, Inclusive, of Miller
Place be approved as the submitted plat is in substantial compliance with the City of
Dubuque Subdivision Regulations.

RESOLUTION NO. 317-03
RESOLUTION APPROVING THE FINAL PLAT OF LOTS 1-4, INCLUSIVE, OF
MILLER PLACE, IN THE CITY OF DUBUQUE, IOWA.
Whereas, there has been filed with the City Clerk a Final Plat of Lots 1-4,
inclusive, of Miller place, in the City of Dubuque, Iowa; and
Whereas, said Final Plat has been examined by the Zoning Advisory
Commission and had its approval endorsed thereon; and
Whereas, said Final Plat has been examined by the City Council and they find
that it conforms to the statues and ordinances relating thereto.
NOW THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY
OF DUBUQUE, iOWA:
Section 1. The Final Plat of Lots 1-4, inclusive, of Miller Place, is hereby
approved, and the Mayor and City Clerk are hereby authorized and directed to endorse
the approval of the City of Dubuque, Iowa upon said Final Plat.
