The application, staff report and related materials are attached for your review. Discussion The applicant spoke in favor of the request, reviewing the location of the property and the need to split the lot for sale of the duplex as a townhouse. Staff reviewed the surrounding zoning and land use, and noted that the lot area and frontage are both slightly less than the minimum required in the R -2A District. There were no public comments. The Zoning Advisory Commission discussed the request, noting they had no objection to the submitted Plat of Survey. Recommendation By a vote of 7 to 0, the Zoning Advisory Commission recommends that the City Council approve the request, subject to waiving the lot frontage and lot area of Lot 2. A simple majority vote is needed for the City Council to approve the request. DISCUSSION The submitted Plat of Survey of Lott Addition facilitates the conversion of a duplex into a two -unit townhome by splitting the subject property and building. The submitted Plat of Survey is substandard in that Lot 2 has 24.07 feet of frontage, where 25 foot is required, and 2,457 square feet, where 2,500 square foot is required in the R -2A Alternate Two - family Residential zoning district. Planning staff has no objection to the proposed lot split or that Lot 2 will be deficient in lot area and lot frontage. RECOMMENDATION Planning staff recommends that the Zoning Advisory Commission approve the submitted Plat of Survey of Lott Addition subject to waiving lot frontage and lot area requirements for Lot 2.
