The application, staff report and related materials are attached for your review. Discussion The applicant's agent spoke in favor of the request, reviewing the location of the property access and reason for the lot split. Staff reviewed that the Plat is being jointly reviewed by the County and city of Dubuque, that Rocky Hill Lane is not a private or public street, thus the Commission is being asked to waive the lot frontage requirement for Lot 2. There were no public comments. THE CITY OF Dui Masterpiece on the Mississippi The Zoning Advisory Commission discussed the request, noting they had no objections to the submitted Plat. Recommendation By a vote of 7 to 0, the Zoning Advisory Commission recommends that the City Council approve the request. A simple majority vote is needed for the City Council to approve the request. Kritz, Associate Planner • i SUBJECT: Final Plat Lot 1 and Lot 2 of Westwood Heights No. 2, Dubuque County INTRODUCTION The submitted Final Plat of Westwood Heights No. 2 resubdivides two existing properties to facilitate a transfer of property from one property owner to another. The subject property is located in Dubuque County near the intersection of Middle Road and Rocky Hill Lane. DISCUSSION The submitted Final Plat Lot 1 and Lot 2 of Westwood Heights No. 2 resubdivides 15.5 acres to facilitate the transfer of property from one property owner to another. The Zoning Advisory Commission is reviewing this Final Plat as it is within two miles of the City corporate limits and the reconfigured Lot 2 does not have frontage on a public or approved private street. Rock Hill lane is considered a driveway by Dubuque County. The submitted Final Plat does not result in any additional building lots. Planning staff has no objection to the submitted Final Plat. RECOMMENDATION Planning staff recommends that the Final Plat of Lot 1 and Lot 2 of Westwood Heights No. 2 be approved, subject to waiving the lot frontage requirement for Lot 2.
