of Lot 1 of Riverwalk Sixth Addition.

SUBJECT: Final Plat of Lot 1 of Riverwalk Sixth Addition in the City of Dubuque
INTRODUCTION
The attached final plat of Lot 1 of Riverwalk Sixth Addition is located at the northwest
corner of East Fifth Street and Bell Street The subject property is bordered on the
north and east by the Canadian Nationalllliinois Central Railroad. The total area
included in the final plat is 20.51 acres.
DISCUSSION
The final plat of Lot 1 of Riverwalk Sixth Addition consolidates the many small parcels
that were formerly platted in this area. The lot and street pattern is laid out for
residential homes and included an area designated as a market square and a public
square. Because of the antiquated nature of the lot layout, the City of Dubuque is
asking to consolidate this area into a single lot The consolidation of these lots will help
in the future development of this port of the Port of Dubuque in accordance with the
Port of Dubuque Master Plan.
RECOMMENDATION
The submitted final plat of Lot 1 of Riverwalk Sixth Addition is in substantial compliance
with the City of Dubuque Subdivision Regulations, and I would recommend that the City
Council approve the plat as submitted.

RESOLUTION APPROVING PLAT OF LOT 1 OF RIVERWALK SIXTH
ADDITION IN THE CITY OF DUBUQUE, DUBUQUE COUNTY, IOWA
Whereas, there has been presented to the City Council of the City of
Dubuque, Iowa, a plat dated the 17th day of February 17, 2004, prepared by
WHKS & Co. describing Lot 1 of Riverwalk Sixth Addition in the City of Dubuque,
DL;lbuque County, Iowa; and
Whereas, said plat conforms to the laws and statutes pertaining thereto.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF
THE CITY OF DUBUQUE, IOWA: .
Section 1. That the plat dated the 17th day of February, 2004 prepared
by WHKS & Co., relative to the real estate hereinabove described' be and the
same is hereby approved, and the Mayor and City Clerk be and they are hereby
authorized and directed to execute said plat for and on behalf of the City of
Dubuque, Iowa.
Section 2. That the City Clerk be and is hereby authorized and directed
