IA Telephone: 589-4210 RESOLUTION NO. 134-00 A RESOLUTION APPROVING THE FINAL PLAT OF LOTS 1 THROUGH 18 AND LOT C AND LOT D, TWIN RIDGE SUBDIVISION NO.5, IN DUBUQUE COUNTY, IOWA Whereas, there has been filed with the City Clerk a final plat of Lots 1 through 18 and Lot C and Lot D, Twin Ridge Subdivision No.5, in Dubuque County, Iowa, and Whereas, upon said final plat appear streets to be known as Timothy Street and Four Sisters Court; and Whereas, the preliminary plat has been examined by the Zoning Advisory Commission and has its approval endorsed thereon, with the waiver of Article IV, Design and Improvement Standards of the Subdivision Regulations, except for Section 42-19; and Whereas, said final plat has been reviewed by the City Planner and had her approval endorsed thereon; and Whereas, said final plat has been examined by the City Council and they find that it conforms to the statutes and ordinances relating to it. NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF DUBUQUE, IOWA: Section 1. That the final plat of Lots 1 through 18 and Lot C and Lot D, Twin Ridge Subdivision No.5, in Dubuque County, Iowa, is hereby approved and the Mayor and City Council are hereby authorized and directed to endorse the approval of the City of Dubuque, Iowa, upon said final plat. Section 2. That the City Council hereby waives Article IV, Design and Improvement Standards, except for Section 42-19, Lots and Blocks, of the City Subdivision Regulations. I CITY OF DUBUQUE, IOWA MEMORANDUM March 9, 2000 TO: Michael C, Van Mililigen, City Manager Laura Carstens, Planning SeNices Manager ~ FROM: SUBJECT: Final Plat Lots 1 through 18 and Lot C and Lot D, Twin Ridge Subdivision No,5 INTRODUCTION Raymond and Grace Mueller have submitted the final plat of Twin Ridge Subdivision No.5. The submitted final plat is a continuation of Twin Ridge Subdivision, The Zoning Advisory Commission reviewed and approved the preliminary plat at their March 1, 2000, meeting. The subject subdivision is within two miles of the corporate boundary of the City of Dubuque and is jointly reviewed by the County and City of Dubuque. DISCUSSION The submitted final plat provides for the platting off of 18 single-family lots and the extension of Timothy Street from its current terminus south of Janelle Court to Key West Drive. In addition, a small cul-de-sac, Four Sisters Court, also will be constructed. The subject development is seNed by a central sanitary sewer and water system. The subject platted lots meet the minimum standards for Dubuque County R-3 Single- Family zoning. The submitted final plat is in substantial compliance with the City of Dubuque Subdivision Regulations and that the platting of Timothy Street through to Key West Drive is important as it provides a second means of access into the Twin Ridge Subdivision. RECOMMENDATION Staff recommends that the City Council approve the final plat of Lots 1 through 18 and Lot C and Lot D, Twin Ridge Subdivision No.5, Dubuque County, Iowa, subject to the waiving Article IV, Design and Improvement Standards, except for Section 42-19, Lots and Blocks.
