A RESOLUTION APPROVING THE FINAL PLAT OF LOTS 1,2, A, BAND C OF SOUTH
FORK INDUSTRIAL SUBDIVISION NO.1
Whereas, there has been filed with the City Clerk the final plat of Lots 1, 2, A, Band C of
South Fork Industrial Subdivision No.1, in the City of Dubuque, Iowa; and
Whereas, upon said final plat appears existing streets known as Cottingham Road (Lot A),
Seippel Road (Lot B), and the westerly half of Cousins Road (Lot C), together with certain public
utility and sanitary sewer easements which the owners by said final plat have dedicated to the
public forever; and
Whereas, said final plat has been reviewed by the Zoning Advisory Commission and had
their approval endorsed thereon, subject to the owners agreeing to the conditions noted in Section
2 below; and
Whereas, said final plat has been examined by the City Council and they find that it
conforms to the statutes and ordinances relating to it.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF
DUBUQUE, IOWA:
Section 1. That the dedication of a portion of Cottingham Road (Lot A), Seippel Road (Lot
B) and the westerly half of Cousins Road (Lot C), together with easements for public utilities and
sanitary sewer main as they appear upon said final plat, be and the same is hereby accepted; and
Section 2. That the Final Plat of Lots 1, 2, A, Band C of South Fork Industrial Subdivision
No. 1 is hereby approved and the Mayor and City Clerk are hereby authorized and directed to
endorse the approval of the City of Dubuque, Iowa, upon said final plat.

INTRODUCTION
The submitted final plat creates two lots and establishes right-of-way for Cottingham
Road, Seippel Road and Cousins Road. The subject property is owned by the City of
Dubuque and it is intended for future industrial development.
DISCUSSION
The submitted final plat of Lots 1, 2, A, B, and C of South Fork Industrial Subdivision
NO.1 has been submitted for the Zoning Advisory Commission's review and approval to
establish right-of-way for Seippel Road, Cottingham Road and Cousins Road. The
subject parcel was annexed into the City in the summer of 1999, as part of the 1,000
acre annexation along U.S. Highway 20. The City of Dubuque is the owner of this
parcel and intends to develop it in the future for industrial land uses.
The submitted final plat creates Lot 1 north of Seippel Road and Lot 2 south of Seippel
Road, and creates right-of-way for Seippel Road, Cottingham Road and Cousins Road.
RECOMMENDATION
The final plats of Lot 1, 2, A, Band C of South Fork Industrial Subdivision NO.1 is in
compliance with the City of Dubuque Subdivision Regulations and Planning Staff
recommend the Zoning Advisory Commission recommend approval of the submitted
final plat.

The City of Dubuque Zoning Advisory Commission has reviewed the above-cited request.
The application, staff report and related materials are attached for your review.
Discussion
Kyle Kritz, Associate Planner, representing the City of Dubuque, spoke in favor of the
request, noting that the plat establishes right-of-way for the new Seippel Road, realigned
Cottingham Road and the west half of Cousins Road.
The Zoning Advisory Commission discussed the request noting that the property is currently
zoned agricultural and will be developed in the future for industrial uses.
Recommendation
By a vote of 7 to 0, the Zoning Advisory Commission recommends that the City Council
approve the request.
A simple majority vote is needed for the City Council to approve the request.
