RESOLUTION APPROVING THE FINAL PLAT OF CEDAR RIDGE FARM PLACE NO.3
IN THE CITY OF DUBUQUE, IOWA
Whereas. there has been filed with the City Clerk a final plat of Cedar Ridge Farm Place No.
3 in the City of Dubuque, Iowa; and
Whereas, upon said final plat appears an existing street known as Cedar Cross Road (Lots
A and B) together with certain public utility and sanitary sewer and storm sewer easements which
the owners by said final plat have dedicated to the public forever; and
Whereas, said plat provides 0 feet of frontage for Lot 1, where 60 feet is required by Section
42-19(b) of the Subdivision Regulations; and
Whereas, said final plat has been reviewed by the Zoning Advisory Commission its approval
endorsed thereon, and
Whereas, said final plat has been examined by the City Council and they find that it
conforms to the statutes and ordinances relating to it.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF
DUBUQUE, IOWA:
Section 1. That the dedication of Cedar Cross Road (Lots A and B), together with
easements for public utilities, sanitary sewer and storm sewer as they appear upon said final plat,
be and the same are hereby accepted; and
Section 2. That Section 42-19(b) of the Subdivision Regulations is waived to allow Lot 1
to have 0 feet of frontage, where 60 feet of frontage is required.
Section 3. That the final plat of Cedar Ridge Farm Place NO.3 is hereby approved and the
Mayor and City Clerk are hereby authorized and directed to endorse the approval of the City of
Dubuque, Iowa, upon said final plat.

Final Plat of Cedar Ridge Farm Place No.3
INTRODUCTION
The submitted plat of Cedar Ridge Farm Place No.3 provides for the resubdivision of
approximately 105 acres of property on either side of Cedar Cross Road, and the
dedication of a portion of the current Cedar Cross Road, Lots A & B, to the City of
Dubuque.
DISCUSSION
The submitted final plat of Cedar Ridge Farm Place NO.3 subdivides existing property
owned by Nemmers Cedar Ridge Farm Limited Partnership into four lots and dedicates
a portion of the existing Cedar Cross Road to the City of Dubuque (Lots A & B). Lot 1,
which does not have frontage on a public or private street, will be deeded to the owner
of Lot 3, Cedar Ridge Industrial Development, 1 st Addition, which has frontage on
Hughes Court. Lot 3 will be further subdivided and is on the Commission's June 7th
agenda as a preliminary plat. There are no current plans for development of Lot 2 and
Lot 4.
RECOMMENDATION
Staff recommends that the final plat of Cedar Ridge Farm Place NO.3 be approved
subject to the waiving of frontage requirement for Lot 1 as the plat is in substantial
compliance with the City of Dubuque Subdivision Regulations.

Dear Mayor and City Council Members:
The City of Dubuque Zoning Advisory Commission has reviewed the above-cited request.
The application, staff report and related materials are attached for your review.
Discussion
The applicant spoke in favor of the request. Staff noted that the plat dedicates a portion
of Cedar Cross Road to the City of Dubuque that to date has only had an easement for
public use. The plat also creates Lot 1 with no frontage.
The Zoning Advisory Commission discussed the request noting that the plat is consistent
with the established development pattern along Cedar Cross Road.
Recommendation
By a vote of 7 to 0, the Zoning Advisory Commission recommends that the City Council
approve the request.
A simple majority vote is needed for the City Council to approve the request.
