Discussion The applicant's representative spoke in favor of the request, reviewing the shifting of lot lines between the two parcels, and noting the land swap is being done to facilitate installation of a new central air system. There were no public comments. The Zoning Advisory Commission discussed the request, and had no objections to the submitted Plat of Survey. Recommendation By a vote of 6 to 0, the Zoning Advisory Commission recommends that the City Council approve the request, subject to waiving the lot frontage requirement for Lot 2. A simple majority vote is needed for the City Council to approve the request. Kritz, Associate Planner SUBJECT: Plat of Survey of Leibfried Place Dubuque All-America City 11 11 r 2007 September 27, 2011 INTRODUCTION The Plat of Survey of Leibfried Place subdivides two existing parcels to facilitate the transfer of two small pieces of property. The property is located on Eagle Street and the survey encompasses 42,906 square feet. DISCUSSION The submitted Plat of Survey of Leibfried Place subdivides two existing parcels to facilitate the transfer of two small parcels of land between the two current property owners. The Plat of Survey requires review by the Zoning Advisory Commission and City Council as Lot 2 will have only 16.08 feet of frontage on Eagle Street, where 50 feet is required. Planning staff does not object to the replatting of these two lots and the reduction frontage for Lot 2, as the existing parcel only has 20.2 feet of frontage. Fire Marshal Mike Ludescher has reviewed the access to Lot 2 and has no objection to the submitted plat of survey. RECOMMENDATION Planning staff recommends the Zoning Advisory Commission recommend approval of the submitted Plat of Survey of Leibfried Place, subject to the waiving lot frontage requirement for Lot 2.
