The application, staff report and related materials are attached for your review. Discussion The applicant spoke in favor of the request, reviewing the proposed lot layout and noted that the plat will facilitate the sale of three parcels. There were no public comments. The Zoning Advisory Commission discussed the request, and had no objection to the submitted plat. Recommendation By a vote of 6 to 0, the Zoning Advisory Commission recommends that the City Council approve the request. A simple majority vote is needed for the City Council to approve the request. Kritz, Associate Planner SUBJECT: Plat of Survey Plat of Subdivision City Lot 493 in the Original Town of Dubuque INTRODUCTION The submitted Plat of Survey subdivides an existing parcel of land located between East 16th and East 15th Streets and west of Jackson Street into three parcels. The Plat of Survey is classified as a minor final plat as it includes three new parcels. Minor plats require Zoning Advisory Commission and City Council review and approval. DISCUSSION The submitted Plat of Survey splits the existing parcel intro three new lots. Lot 1 is the site of the original school for St. Mary's, Lot 2 is occupied by the Maria House, and Lot 3 is an existing parking lot. The replatting of this property is being undertaken to facilitate future sale of the lots independent of each other. The submitted Plat of Survey is in compliance with the Unified Development Code in terms of lot frontage, lot area and maximum lot coverage. RECOMMENDATION Planning staff recommends that the Zoning Advisory Commission approve the Plat of Survey Plat of Subdivision of City Lot 493 in the Original Town of Dubuque as it is in compliance with the Unified Development Code.
