RESOLUTION APPROVING THE FINAL PLAT OF LOTS 30-61, INCLUSIVE, Of
SOUTHERN HILLS SUBDMSION AS COMPRISED OF LOT E OF SOUTHERN
HILLS SUBDMSION
Whereas, there has been filed with the City Clerk a final plat of Lots 30-61, inclusive, of
Southern Hills Subdivision as comprised of Lot E of Southern Hills Subdivision; and
Whereas, upon said final plat appear street(s) to be known as Long Tail Lane and Kemp
Court; and
Whereas, the preliminary plat has been examined by the Zoning Advisory Commission and
has its approval endorsed thereon, with the waiver of Article IV, Design and Improvement
Standards of the Subdivision Regulations, except for Section 42-19; and
Whereas, said final plat has been reviewed by the City Planner and had her approval
. endorsed thereon; and
Whereas, said final plat has been examined by the City Council and they find that it
conforms to the statutes and ordinances relating to it.
NOW THEREFORE, BE IT RESOLVED BY THE cm COUNCIL OF THE cm OF DUBUQUE,
IOWA:
Section 1. That the final plat of Lots 30-61, inclusive, of Southern Hills Subdivision as
comprised of Lot E of Southern Hills Subdivision in Dubuque County, Iowa, is hereby approved
and the Mayor and City Council are hereby authorized and directed to endorse the approval of the
City of Dubuque, Iowa, upon said final plat.
Section 2. That the City Council hereby waives Article IV, Design and Improvement
Standards, except for Section 42-19, Lots and Blocks, of the City Subdivision Regulations.

SUBJECT: Final Plat of Lots 30.61, Inclusive, of Southern Hills Subdivision
INTRODUCTION
Final Plat of Lots 30-61, Inclusive, of Southern Hills Subdivision continues the residential
development pattern of Southern Hills Subdivision in Dubuque County. The submitted
final plat provides for the platting of 31 parcels to be developed for single family homes
and one parcel (Lot 57) for a neighborhood park.
DISCUSSION
The City Council reviewed and approved the first phase of Southern Hills in October,
1996. A subsequent final plat was approved in December, 1999. The submitted final
plat provides for the construction of two (2) new private streets to be named Long Tail
Lane and Kemp Court. These private streets follow the custom in the County that the
lots are platted to the centerline of the right-of.way.
The City Council is reviewing this plat as it is within two miles of the corporate limits of
the City of Dubuque, and thus the County and the City do a joint review of subdivisions.
RECOMMENDATION
The submitted final plat of Lots 30-61, Inclusive, of Southern Hills Subdivision is in
compliance with the City of Dubuque Subdivision Regulations, except that it will be built
to County standards. I recommend that the City Council approve the plat subject to
waiving Article IV, Design Improvement Standards, except for Section 42-19, Lots and
Blocks. This waiver is consistent with previous City approvals for plats in this
subdivision.
