Dear Mayor and City Council Members:
The City of Dubuque Zoning Advisory Commission has reviewed the above-cited
request. The application, staff report and related materials are attached for your review.
Discussion
The applicant spoke in favor of the request, reviewing the purpose of the plat and their
intention to build a new single-family home on Lot 1.
Staff reviewed the existing lot layout and that the property is within two miles of the City
limits; thus, the plat is jointly reviewed by both the City and County of Dubuque.
There were no public comments.
The Zoning Advisory Commission discussed the request, noting that the submitted final
plat is in compliance with City Subdivision Regulations.
Recommendation
By a vote of 6 to 0, the Zoning Advisory Commission recommends that the City Council
approve the request.
A simple majority vote is needed for the City Council to approve the request.

RESOLUTION NO. 152 -05
RESOLUTION APPROVING THE FINAL PLAT WOODLAND ESTATES NO.3
IN DUBUQUE COUNTY, IOWA
Whereas, there has been filed with the City Clerk a Final Plat Woodland Estates
NO.3 in Dubuque County, Iowa; and
Whereas, said Final Plat has been examined by the Zoning Advisory
Commission and its approval endorsed there; and
Whereas, said Final Plat has been examined by the City Council and they find
that it conforms to the statutes and ordinances relating thereto.
NOW THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY
OF DUBUQUE, IOWA:
Section 1. That the City Council hereby waives Article IV, Design and
Improvement Standards of the Subdivision Regulations, except Section 42-19, Blocks
and Lots.
Section 2. That the Final Plat Woodland Estates NO.3 is hereby approved
and the Mayor and City Clerk are hereby authorized and directed to endorse the
approval of the City of Dubuque, Iowa upon said plat of survey.

INTRODUCTION
The submitted final plat of Woodland Estates NO.3 is located within two miles of the
City of Dubuque. The City and County of Dubuque jointly review the minor final plats
within two miles.
DISCUSSION
The submitted final plat of Woodland Estates NO.3 subdivides three existing lots into
three new lots. The back halves of Lots 2 and 3 of Woodland Estates are resubdivided
to create a new Lot 1 Woodland Estates. Lot 1 has frontage on Golden Oaks Drive,
whereas Lots 2 and 3 have frontage on North Cascade Road.
The three lots in this minor final plat are in substantial compliance with the City of
Dubuque Subdivision Regulations. The Zoning Advisory Commission is reviewing this
plat as it creates three lots; thus, requiring review and approval by the Zoning Advisory
Commission and City Council.
RECOMMENDA rlON
The submitted final plat of Woodland Estates No. 3 is in substantial compliance with the
City of Dubuque Subdivision Regulations. Planning staff would recommend that the
submitted final plat be approved as it is in substantial compliance with the City of
Dubuque Subdivision regulations, subject to waiving Article IV, Design and
Improvement Standards, except for Section 42-19, Blocks and Lots.
