The City of Dubuque Zoning Advisory Commission has reviewed the above -cited request.
The application, staff report and related materials are attached for your review.
Discussion
The applicant was not in attendance.
Staff reviewed the staff report, noting the location of property included in the plat, the reason
for platting and that Lot 1 did not have frontage on a public or private street. Staff noted that
the re- platting facilitates the transfer of ownership of Lot 2 to Giese Company.
There were no public comments.
The Zoning Advisory Commission discussed the request, and had no objection to the
submitted Final Plat.
Recommendation
By a vote of 6 to 0, the Zoning Advisory Commission recommends that the City Council the
request, subject to waiving lot frontage requirement for Lot 1.
A simple majority vote is needed for the City Council to approve the request.

INTRODUCTION
The submitted Final Plat of Giese Subdivision is located behind Giese's facility at 2225
Kerper Boulevard, north of the Fengler Street Bridge. The submitted Final Plat requires
review by the Zoning Advisory Commission and City Council as Lot 1 does not have
frontage on a public or private street.
DISCUSSION
The submitted Final Plat of Giese Subdivision facilitates the sale of Lot 2 to the Giese
Company. Currently, CRDS Development, LLC owns the parcel that includes their
building and a portion of Giese Company's rear storage yard. The lot split places the
southwest corner of the CRDS Development, LLC building on Lot 1 and the balance,
Lot 2, sold to the Giese Company. Lot 2 has frontage on the Fengler Street right -of-
way. Lot 1 does not have frontage. The submitted Final Plat is in all other respects in
compliance with the City of Dubuque Subdivision regulations.
RECOMMENDATION
Planning Staff recommends the Zoning Advisory Commission approve the submitted
Final Plat of Giese Subdivision subject to waiving the lot frontage for Lot 1.

RESOLUTION APPROVING THE FINAL PLAT OF GIESE SUBDIVISION IN THE CITY
OF DUBUQUE, IOWA
Whereas, there has been filed with the City Clerk a Final Plat of Giese Subdivision in the
city of Dubuque, Iowa ; and
Whereas, said Final Plat provides 0 feet of frontage for Lot 1 on a public or approved
private street, where street frontage is required by Section 11 -14 of Title 16 of the City of
Dubuque Code of Ordinances, Unified Development Code; and
Whereas, said Final Plat has been examined by the Zoning Advisory Commission and
had its approval endorsed thereon; and
Whereas, said Final Plat has been examined by the City Council and they find that it
conforms to the statutes and ordinances relating thereto.
NOW THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF
DUBUQUE, IOWA:
Section 1. That Section 11 -14 of Title 16 of the City of Dubuque Code of Ordinances,
Unified Development Code, is waived to allow 0 feet of frontage on a public street or an
approved private street for Lot 1, where street frontage is required.
Section 2. That the Final Plat of Giese Subdivision is hereby approved and the
Mayor and City Clerk are hereby authorized and directed to endorse the approval of the City of
Dubuque, Iowa upon said Final Plat.
