INTRODUCTION
The Final Plat of Dubuque Industrial Center North Second Addition subdivides
approximately 66.9 acres of the industrial park into two buildable lots and extends
Innovation Drive north.
2007
DISCUSSION
In March 1998, the City Council approved the conceptual development plan for the
Dubuque Industrial Center West. In December 2004, the City Council approved the
second phase of the Dubuque Industrial Center West, which includes the property
included in the attached Final Plat.
The attached Final Plat subdivides approximately 66.9 acres of property into two
building lots and provides for the extension of Innovation Drive approximately 350 feet
to the north. The new public roadway will be built to City public street standards with 37
feet of paving and 75 -foot of right -of -way.
RECOMMENDATION
recommend that the City Council approve the submitted Final Plat of Dubuque
Industrial Center North Second Addition as it is compliance with City of Dubuque Unified
Development Code and authorize the Mayor and City Clerk to sign on behalf of the City
of Dubuque as owner and as platting authority.

development for this site.

Utilities: Existing utilities can serve this site.
Traffic Patterns: Innovation Drive will be extended approximately 350 feet with a
paving width of 37 feet and a right -of -way width of 75 feet. Innovation Drive is a
public street that intersects with Chavenelle Drive.
Public Services: Existing public services are adequate to serve this site.
Environment: Staff does not anticipate any adverse impact to the environment
provided adequate erosion control is provided during all phases of development of
the property.
Adjacent Properties: Adjacent property is primarily used for agricultural purposes at
this time. The area zoned R -2 Two - Family Residential on the west side of the park
does have a substantial buffer between the residential area and the industrial park
in part due to the existing topography between the residential area and the
industrial park. Planning staff does not anticipate any adverse impacts to
surrounding properties.
Recommended Conditions on Plat: None.
Staff Analysis: The submitted Final Plat of Dubuque Industrial Center North Second
Addition subdivides the existing portion of Dubuque Industrial Center West into three
parcels, including the extension of Innovation Drive approximately 350 feet to the north.
The extension of Innovation Drive will be built with 37 feet of paving and a 75 -foot right -
of -way.
The submitted Final Plat was not submitted to the Zoning Advisory Commission for
review because City Subdivision Regulations allow the City Council to approve final
plats without review by the Zoning Advisory Commission when the Final Plat is
consistent with the previously approved conceptual plan /preliminary plat that has been
reviewed and approved by the Zoning Advisory Commission.
The submitted Final Plat for Dubuque Industrial Center North Second Addition is in
compliance with the approved conceptual plan for the Dubuque Industrial Center West
Industrial Park as well as the City of Dubuque Unified Development Code.
Planning Services staff recommends the City Council approve the Final Plat as
submitted as it is in compliance with the City of Dubuque Unified Development Code
and authorize the Mayor and City Clerk to sign on behalf the city of Dubuque as owner
and as platting authority.

RESOLUTION NO. 69 -12
A RESOLUTION APPROVING THE FINAL PLAT OF DUBUQUE INDUSTRIAL
CENTER NORTH SECOND ADDITION IN THE CITY OF DUBUQUE, IOWA
Whereas, there has been filed with the City Clerk a Final Plat of Dubuque
Industrial Center North Second Addition in the City of Dubuque; and
Whereas, upon said Final Plat appears a street to be known as Innovation Drive
(Lot A) which the owners by said Final Plat have dedicated to the public forever; and
Whereas, upon said Final Plat appear access easements to be reserved for the
City of Dubuque; and
Whereas, said Final Plat has been reviewed by the City Planner and had her
approval endorsed thereon; and
Whereas, said Final Plat has been examined by the City Council and they find
that it conforms to the statutes and ordinances relating to it.
NOW THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY
OF DUBUQUE, IOWA:
Section 1. That the dedication of Innovation Drive (Lot A) as it appears upon
said Final Plat be and the same are hereby accepted; and
Section 2. That the access easements for the City of Dubuque as they appear
upon said Final Plat be and the same are hereby approved; and
Section 3. That the Final Plat of Dubuque Industrial Center North Second
Addition is hereby approved and the Mayor and City Clerk are hereby authorized and
directed to endorse the approval of the City of Dubuque, Iowa upon said Final Plat.

Section 4. Sidewalk installation shall be the responsibility of the owner of the
property abutting the public right -of -way, as required by City Code 10 -1 -2. The
responsibility shall extend to all successors, heirs and assignees. Sidewalks shall be
five (5) feet in width and installed one (1) foot from the property line.
Section 5. That the final acceptance of all public improvements shall occur
upon certification of the City Engineer to the City Council that all public improvements
have been completed in accordance with the improvement plans and City standard
specifications.
